TO: SITE PLAN REVIEW COMMITTEE MEMBERS > FROM: RON STOMBAUGH, PLANNER II DATE: AUGUST 29; 2001 SUBJECT: CONDITIONAL USE REQUEST CU01-47, TEXACO; 2001 WALL STREET; LOT 1, BLOCK 1, A. FOSTER ADDITION RECOMMENDATION Staff recommends the Site Plan Review Committee consider the proposed changes to the previously approved site plan associated with CU90-17 (Ord. 91-03) approved by Council at their January 15, 1991 meeting and take any action necessary. BACKGROUND INFORMATION Conditional Use Request CU90-17 was approved by Council at their January 15, 1991 meeting and allowed for off-premise alcohol beverage sales and a car wash in conjunction with a convenience store with gasoline sales. A zone change (Z90-14) was also approved with the request rezoning 1.068 acres from "PO" Professional Office District to "CC' Community Commercial District. With this request the applicant is proposing to add a "detail station" whereby a person can vacuum and finish drying a vehicle that has just gone through the car wash. This detail station will be located at the western corner of the site near the Wall Street/114 service road intersection. There are six parking spaces currently located in this area and a total of 14 required for the entire site. The applicant has made provisions for these spaces and the total 14 off-street parking spaces will still be provided. /rs .s.: O:ZC U\CU01-47.4 : p' SbX31`3NIn3d'd2i ' Mw1Nluu.W PwWrn' Y14> ww w,.....,o.p.,......r,,q...w ocr9-ess(zrs)xva ouoe-iic(rcz)va =" .
