A TRACT OF LAND IN THE A. FOSTER SURVEY , ABSTRACT N0 . 518 , IN
THE CITY OF GRAPEVINE, TEXAS , AND MORE FULLY DESCRIBED HEREIN;
AND ORDERING A CHANGE IN THE USE OF SAID PROPERTY FROM "R-1 "
TO "I-1 " LIGHT INOUSTRIAL DISTRICT; CORRECTING THE OFFICZAL
ZONING MAP ; PRESERVING ALL OTHER PORTIONS OF THE ZONING
ORDINANCE; PROVIDING A SEVERABILITY CLAUSE; DETERMINING THAT
THE PUBLIC INTEFiEST, MORALS AND GENERAL WELFARE DEMAND A

City Council did cons�der .�he following factors in ,
n�1n9 a determination as to uhether these reoues�ed
ch�-noes should be granted or de�ied; safety of the
motoring public and the pedestrains using the facilities
in the area zmmediately su�rounding the site; safety -�
from fire. hazards and measures for fire control, protection ;
of adjacent propertY from flood or �rater damaoes , noise i
producing elements and glare of the vehicular and
stationary lights and effect. of such lights on established .

WHgREAs� the City Council of the City of
Grapevine, Texas , at a public hearing called by the
City Council of the City of Grapevine, Texas , did consider
the following factors in making a determination as to
whether this requested change should be granted or denied;
effect on the congestion of the streets, the �Eire hazards,
panics and other dangers possibly prese�t in the securing
of s�ety from same, the effect on the promotion of health
and the general welfare, effect on adeguate light and air,
the effect on th e over-crowding of the land, the effect
on the concentration on popiilation, the effect on the

transportation; water, sewerage, schools, parks and other
public facilities; and,

feeZs that a change in zoning classification for the
particular piece of property is needed, is called for,
and is in the best interest of the public at large, the

BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
GRAPEVINE, TEXAS :
SECTION 1 . That the City o� Grapevine Ordinance No .
70-� 0, being the Comprehensive Zoning Ordinance o� the City
of Grapevine, Texas , same being also known as Title 10 0�
the City Code o� Grapevine , Texas , be, and the same is hereby
�''" amended and changed in that the use of the following
described property , to-wit:

SFCFZ�N 3 . That in all otber respects the use of tbe tract
or tracts of Ia-nd herea.n above described shall be subject �

�rapevi.ne zoning ordinance and all other applicable �d
' pertinent ardi.nances of the City of Grapevine, Texas.

��� herein established have been �ade in accordance �rith the
� comprehensive plant for the purpose of promoting health,
5afety, moraZs and the general welfare of the co�munity.
They have be�n desi�ed, with respect to bo�h present .
coriditions and the conditions re�.sonably anticipa�ed to
exist in the foreseedble future, to Iessen congestion in
the streets; to secure safety from fire, panic, flood and
other d:3ngers; provide adequate light and air; to prevent

parks and other public requirements, and to m�ce adequate

character of �he district, and its peculiar suitability
for the particular uses and vvith a view of conserving
the value of buildings and e�couraging the most appropriate
