According to Chuck, there are three issues with placing the driveway at the northern end of the site where it is presently planned. 1. There is only 160' between the northern edge of the Farhat driveway and the southern edge of the adjacent driveway to the north at the apartment complex, and there is only 373' between the southern edge of our driveway and the northern edge of the driveway to the south at the Starbucks. Because the posted speed limit on Grapevine Mills Parkway (FM 2499) is 55 MPH, there must be 450' separation between driveways. 2. The driveway as planned interferes with the existing inlet on Grapevine Mills Parkway (FM 2499). We must either move the driveway to the north or to the south so that the end of the driveway curb return lines up with the paving joint at the end of the inlet. Moving the driveway in either direction will shorten the distance to the adjacent drive, exacerbating the condition outlined in item No. 1. 3. The driveway as planned is in the transition curve of the deceleration lane. Mr. Humphries believes that given these three "strikes ;the permitting board will not approve a driveway permit at this location. He did, however, suggest two alternatives. The first alternative would be to use the existing driveway at Starbucks to access this proposed site. There is already a pass- through/firelane easement, and the two parking areas are connected.
