All Conditional Use and Special Use Applications are assumed to be complete when filed and
will be placed on the agenda for public hearing at the discretion of the staff. Based on the size
of the agenda, your application may be scheduled to a later date.
All public hearings will be opened and testimony given by applicants and interested citizenry.
Public hearings may be continued to the next public hearing. Public hearings will not be
tabled.
Any changes to a site plan (no matter how minor or major) approved with a conditional use or
a special use permit can only be approved by city council through the public hearing process.
Any application for a change in zoning or for an amendment to the zoning ordinance shall
have, from the date of submittal, a period of four months to request and be scheduled on an
agenda before the Planning and Zoning Commission and City Council. If after said period of
four months an application has not been scheduled before the Commission and Council said
application shall be considered withdrawn, with forfeiture of all filing fees. The application,
along with the required filing fee may be resubmitted any time thereafter for reconsideration.
Delays in scheduling applications before the Planning and Zoning Commission and City
Council created by city staff shall not be considered a part of the four month period.

METES & BOUNDS DESCRIPTION
J4BEING all of that tract of land in the City of Grapevine, Tarrant County, Texas, a part of the G.W. Minter
Survey, Abstract No. 1083, and being a part of that 6.951 acre tract of land conveyed to 360 North
Partners, Ltd. As recorded in Document Number D202275605, Tarrant County Deed Records, and
being further described as follows:
BEGINNING at the southwest corner of said 6.951 acre tract, said point being in Euless -Grapevine
Road (a variable width right-of-way), said point being South 89 degrees 19 minutes 42 seconds West,
28.00 feet from a one -inch iron rod found at the northwest corner of Lot 1, Block 1, Southern Baptist
Convention Addition, an addition to the City of Grapevine as recorded in Cabinet A, Slide 7907, Tarrant
County Plat Records;
THENCE North 01 degrees 02 minutes 58 seconds East, 288.78 feet along the west line of said 6.951
acre tract and along Euless -Grapevine Road to a point for corner, from which a one-half inch iron rod
set bears North 89 degrees 19 minutes 42 seconds east, 24.17 feet;
THENCE North 89 degrees 19 minutes, 42 seconds East, 464.79 feet to a one-half inch iron rod set for
corner in the southwest line of State Highway No. 360 (a variable width right-of-way), said point being in

SIXTY HORIZON ADDITION
RECOMMENDATION
Staff recommends the Site Plan Review Committee consider the proposed changes to
Conditional Use Request CU05-03 (Ord. 05-09) approved at the February 15, 2005
meeting for an owner/caretaker residence within a professional office building
specifically to make minor modifications to the site plan and building elevations, and
take any other action necessary.
BACKGROUND INFORMATION
Conditional Use Request CU05-03 was considered and approved by Council at their
February 15, 2005 meeting which allowed for a personal second floor residence of over
7,000 square feet within an office building with first floor office area comprising some
13,000 square feet. A one year extension was granted to the conditional use permit at
Council's January 17, 2006 meeting.
With this request the applicant proposes very minor changes to site plan relative to the
parking and vehicle use areas to improve traffic flow though the site and minor cosmetic
changes to the building elevations.

Dear Mr. Kohl,
This letter is to verify that your request to amend the previously approved site plan to make
minor changes to parking and vehicle use areas to improve traffic flow through out the site and
minor cosmetic changes to the building elevation located at 4400 State Highway 360 and
platted as Lot 1, Block 1, Three Sixty Horizon Addition was approved by the Site Plan Review
Committee on April 27, 2006. Copies of the approved site plan are enclosed.
Any changes to a site plan approved with a conditional use or a special use (no matter
how minor or major) can only be approved by city council through the public hearing
process.
No Conditional Use Permit shall be valid for a period longer than one (1) year from the date on
which the City Council grants the Conditional Use, unless within such one (1) year period: (1) a
Building Permit is obtained and the erection or alteration of a structure is started, or (2) an
Occupancy Permit is obtained and a use commenced.
