HomeMy WebLinkAboutItem 14 - CU14-13 Ryder TruckMEMO TO: HONORABLE MAYOR AND MEMBERS OF THE CITY COUNCIL FROM: BRUNO RUMBELOW, CITY MANAGER 62— MEETING DATE: JUNE 17, 2014 SUBJECT: CONDITIONAL USE REQUEST CU14 -13 (SECOND READING) RECOMMENDATION: Staff recommends the City Council approve Conditional Use Application CU14 -13 on the second reading of an ordinance, and take any other action necessary. BACKGROUND: Conditional Use Request CU14 -13 was submitted by Brandon Middleton and approved on the first reading of an ordinance by Council at the May 20, 2014 meeting. The request was to allow for truck and trailer rental, lease sales, vehicle maintenance and fueling in the "LI" Light Industrial District. Originally developed in 1980, the current use of the site has been in operation since 2009. The applicant's intent is to expand the existing site by incorporating an undeveloped 1.02 additional acres north of the existing site and by expanding the existing 5,360 square foot vehicle maintenance and office building by 5,537 square feet for a total of 10,897 square feet. An existing vehicle fueling station would remain part of the proposed expansion. The applicant sought approval of a special exception from the Board of Zoning Adjustment relative to the front yard landscape area requirement. Approximately 5,250 square feet of parking exists within the front yard of the existing site. The Board approved the special exception request at their June 2, 2014 meeting. /at O:\ZCU \CU 14 -13.41 June 11, 2014 (11:09AM) ORDINANCE NO.
