CINDY JACKSON, AICP �' PLANNER II DEVELOPMENT SERVICES � - SITE PLAN REVIEW COMMITTEE FEBRUARY 27, 2002 STATE OF TEXAS COUNTY OF TARRANT CITY OF GRAPEVINE The Site Plan Review Committee of the City of Grapevine, Texas met in Session, on this the 27tn day of February, 2002, in the Director of Development Services Office, 200 South Main Street, 1St Floor, Grapevine, Texas with the following members present-to-wit: Roy Stewart Vice Chairman H. T. (Tommy) Hardy Director of Development Services constituting a quorum, Larry Oliver absent, and the following City Staff: Cindy Jackson Planner II Pamela Huntress Planning Secretary CALL TO ORDER Vice Chairman Stewart called the meeting to order at 9:03 a.m. �..r... �,.:� CONDITIONAL USE REQUEST CU02-04 —AUTONATION First for the Committee to consider was Conditional Use Request CU01-66 submitted by Primi Conde for property located at 701 East State Highway 114 and platted as Lot 1 R, Block 1, Autonation Ford Addition. The applicant was requesting to amend the previously approved site plan of CU01-21 (Ord. 01-41) for a planned commercial center with the sales and service of new and used cars, specifically to allow for the addition of finro fuel tanks, a fence placed around the tire storage area, and reconfiguration of the sidewalk in front of the sales building. The original conditional use permit for a planned commercial center establishing an automotive dealership with sales and service of pre-owned automobiles (Autonation) and a forty foot pole sign was approved in October 1996. No subsequent development occurred and the conditional use permit expired. CU00-33 (Ord. No. 2000-81) was approved.on August 15, 2000, providing for an automotive dealership with sales and service of new and used vehicles and a forty-foot pole sign with an additional six foot ground sign. CU00-64, • approved in December 2000, allowed for some minor revisions to the approved site plan. CU01-21, approved in May 2001, provided for the placement of a temporary trailer for business purposes and allowed vehicle sales to occur on the premises (particularly the display lot) prior to completion of the permanent 92,636 square foot building. CU02-02, � approved by the Site Plan Review Committee on January 23, 2002, approved a revision of : the approved site plan, specifically to add a 4,408 square foot sales building to the front of o-�.:� the site. 022702 � • SITE PLAN REVIEW COMMITTEE FEBRUARY 27, 2002 �: �;,� . � With this application, the applicant is requesting the following modifications to the approved site plan: 1. The addition of a 2,000-gallon fuel tank and a 1,000-gallon fuel tank. The proposed tanks are double wall insulated and will stand no taller than 54-inches. Pipe bollards will be placed around the tanks to protect them; 2. The enclosure of six parking spaces located to the east of the service center with a six-foot chain link fence. The area will be used for tire storage. The site will still meet the minimum parking requirements with the removal of these six spaces; and 3. A reconfiguration of the sidewalk in front of the recently approved sales building. The applicant wishes to widen the sidewalks to facilitate easy maneuvering by pedestrians. Mr. Hardy moved, with a second by Mr. Stewart, to approve Conditional Use Request CU02-04 with the stipulation that the tire storage area be completely enclosed with at least a wood fence, and the motion prevailed by the following vote: ��� .Ayes: Stewart and Hardy Na�s: None �� CONSIDERATION OF MINUTES Next for the Committee to consider were the Site Plan Review Committee minutes of January 23, 2002 meeting.
