Chairman Oliver called the meeting to order at 9:00 a.m. � � CONDITIONAL USE REQUEST — CU04-16 —SEWELL CADILLAC First for the Committee to consider was Conditional Use Request CU04-16 submitted by Chip Besio for property located at 1001 East State Highway 114 and platted as Lot 1, Block 1, Wallcon Addition. The applicant was requesting to amend the previously approved site plan of CU02-52 (Ord. 02-98) for an automobile dealership with sales and service of new and used vehicles, specifically to increase the size of the existing pole sign to install an eight foot chain link fence on the north and east side of Phase I. Originally, Conditional Use Request CU02-52 (Ord. 02-98) was approved at the December 17, 2002 meeting for an automotive dealership with one 20-foot and one 26-foot pole sign. The 20-foot pylon sign with signage specific to the Cadillac dealership is located at the northeast corner of the State Highway 114 service road and Minters Chapel Road. The 26- foot pylon sign, specific to the Saab dealership, is located further east of the intersection along State Highway 114. On June 25, 2003, the Site Plan Review Committee approved Conditional Use Request CU03-20, specifically to reconfigure the site plan relative to the changing of phase lines between Phase I and 2 of the proposed Cadillac/Saab dealership and a future dealership, ` �' relocation of the westernmost drive along the State Highway 114 further east to comply with �..,� TXDOT requirements and also relocate the northernmost drive along Minters Chapel Road 122204 � • SITE PLAN REVIEW COMMITTEE DECEMBER 22, 2004 to improve internal circulation. In addition, a covered display area was approved on the west � side of the dealership. At the April 28, 2004 meeting of the Site Plan Review Committee a request was made to increase the size of the pole sign designated for the Cadillac dealership from 20-feet to 33- feet. In addition, the applicant proposed to utilize an eight-foot, chain link, fence along the northern and eastern boundaries of the secured inventory rather than the ornamental wrought-iron style fence originally proposed. The Committee approved the change in the fence material however; the request to increase the height of the pole sign was approved at 26-feet rather than the 33-feet the applicant requested. Staff proposed a reconsideration of the motion to limit the pole sign for the Cadillac dealership to 26-feet and consider a new request to limit the height of the Cadillac pole sign to 29-feet. A review of the automotive dealerships in the immediate vicinity to the west shows that the Lexus dealership has one 22.5-foot pole sign and one monument sign; the Toyota dealership has one 40-foot pole sign and one 20-foot pole sign; the Ford dealership has one 40-foot pole sign and one monument sign. Allowing a 29-foot pole sign for the Cadillac dealership would not be out of character with pole signs approved in the immediate vicinity. � � Mr. Hardy moved, with a second by Mr. Stewart, to approve Conditional Use Request CU04-16, and the motion prevailed by the following vote: �..� Ayes: Oliver, Stewart, and Hardy Nays: None CONSIDERATION OF MINUTES Next for the Committee to consider were the Site Plan Review Committee minutes of October 27, 2004 meeting.
