SITE PLAN REVIEW COMMITTEE TO CONDUCT A PUBLIC HEARING RELATIVE TO CONDITIONAL USE APPLICATION C000-20, SUBMITTED BY MICHAEL F. TWICHELL FOR PROPERTY LOCATED AT 1700 AND 1720 NORTH STATE HIGHWAY 26, AND CONSIDERATION OF SAME. III. MINUTES SITE PLAN REVIEW COMMITTEE TO CONSIDER THE MINUTES OF THE MARCH 23, 2000 REGULAR MEETING. IV. STATE OF TEXAS COUNTY OF TARRANT " CITY OF GRAPEVINE The Site Plan Review Committee of the City of Grapevine, Texas met in Session, on this the 28th day of April, 2000, in the Director of Development Service's Office, 200 South Main Street, 1St Floor, Grapevine, Texas with the following members present -to -wit: Larry Oliver Chairman Sharron Spencer Vice Chairman Thomas Hardy Director of Development Services constituting of a quorum, and the following City Staff: Stephen Kindrick Planner II Pamela Huntress Planning Secretary CALL TO ORDER Larry Oliver called the meeting to order at 9:06 a.m. PUBLIC HEARING C000-20 — COLTER'S BBQ First for the Committee to consider was Conditional Use Request C000-20 submitted by Michael F. Twichell for property located at 1700 and 1720 North State Highway 26. The applicant is proposing the following revisions to the previously approved site plan of CU99- 64 (Ord.99-175): • The approved masonry product of the initial site plan, fibre reinforced cementious board, is being replaced by stucco. If approved, the change would allow the applicant to use stucco in place of fibre reinforced cementious board. • The approved floor plan is being amended to include an area previously designated as patio area. The kitchen is also being reduced to allow more seating. If approved, the change would allow an increase of seven seats. With no further questions, guests to speak, letters or petitions, the public hearing was closed. 042800 1 SITE PLAN REVIEW COMMITTEE APRIL 28, 2000 Sharron Spencer moved, with a second by Thomas Hardy, to approve Conditional Use Request C000-20 with the condition that the patio area not be used for food service, alcoholic beverage service, or outside dining and that the door entering the patio be an "Emergency Exit". The motion prevailed by the following vote: Ayes: Oliver, Spencer, and Hardy Nays: None END OF PUBLIC HEARING ADJOURNMENT With no further business to discuss, Thomas Hardy moved to adjourn the meeting at 9:10 a.m. and Sharron Spencer seconded the motion, which prevailed by the following vote: Ayes: Oliver, Spencer, and Hardy Nays: None PASSED AND APPROVED BY THE PLANNING AND ZONING COMMISSION OF THE CITY OF GRAPEVINE, TEXAS ON THIS THE 17th DAY OF MAY, 2000.
