SUBJECT: APPROVAL OF FUNDS FOR REMODELING OF GRAPEVINE ARTS &
ENTERTAINMENT CENTER (FORMERLY THE SENIOR ACTIVITIES
CENTER BUILDING) WITH MULTIPLE VENDORS.
RECOMMENDATION: City Council to consider approval of informal quotes to remodel The
Grapevine Arts & Entertainment Center with multiple vendors.
FUNDING SOURCE: Funding is available in the Capital Fund 325 for an amount estimated to
be $294,370.
BACKGROUND: This project will rehabilitate the former Senior Activities Center building
into The Grapevine Arts & Entertainment Center.
The Grapevine Senior Activities Center building located at 421 Church
Street has been an asset to the City of Grapevine providing quality
programming since the 1970s. Later, the building was expanded to serve
the growing needs of the community. Then the idea of a multi -
generational center, The REC of Grapevine, was conceived and all
services were consolidated into one facility in 2015. The Senior Activities
Center building was then leased to First United Methodist Church for
mission and outreach services.
The former Senior Activities Center will gain new life as The Grapevine
Arts & Entertainment Center offering programming specifically geared to
the arts and will be home for the Parks and Recreation Events staff and
children's theater with our new partner, OhLook Performing Arts.
Programs will include music, theater, acting, vocal, dance, tap, ballet, film,
prop building and culinary to name a few. When classes are not held,
certain spaces in the building will be available to residents of Grapevine
for rentals for parties, class reunions, luncheons, etc.
Parts of the building are almost 50 years old and all other areas in the
building are 25+ years old. Many aspects need maintenance and/or
replacement. Staff will self -perform as many functions as possible. Items
that cannot be performed in-house, will be managed (general contracted)
by City staff to keep cost down. The bones of the building are in excellent
condition.
Informal quotes were taken by Parks and Recreation staff for the remodel
portions that could not be self -performed and then Purchasing staff
reviewed for departmental specification compliance.
Approval of this memo will provide contract authorization with the following
vendors:
DH Interiors - Doors/ceiling $46,000
Ware Painting - Exterior repairs/paint $25,000
Johnson & Sons - Flooring $49,900
Ware Brothers Construction - Framing $30,200
Ware Painting - Interior Painting $36,000
Ware Brothers Construction - Restroom wall/sinks $49,000
Victory Awning - Roof $28,270
DH Interiors - Sheetrock/demo $30,000
Staff recommends approval.
