MINUTES BOARD OF ZONING ADJUSTMENT TO CONSIDER THE MINUTES OF THE MEETING OF SEPTEMBER 6, 1984. VII. ADJOURNMENT IN ACCORDANCE WITH ARTICLE 6252 -17, V.A.T.C.S., AS AMENDED BY CHAPTER 227, ACTS OF THE 61ST LEGISLATURE, REGULAR SESSION, THE REGULAR BOARD OF ZONING ADJUSTMENT REGULAR MEETING AGENDA WAS PREPARED AND POSTED ON THIS THE 27TH DAY OF SEPTEMBER AT 5 PM. CITY SECRETARY Los 1101211 WITAIN21% The Board of Zoning Adjustment of the City of Grapevine, Texas met in a Regular Session at 6:00 P.M., Thursday, October 4, 1984, in the Conference Room, No. 204, 307 West Dallas Road, with the following persons present, to wit: Doug Lamb Chairman Glenn Deavers Vice-Chairman Gary Tischler Member Ron Troy Second Alternate Member Bill Waldrip Member constituting a quorum, with the following members absent, to wit: Steve Hall First Alternate Member Gerald Thompson Member and the following City Staff, to wit: H.T. (Tommy) Hardy Joy Carroll Sue Martinez LWORM Director of Community Development Planning Aide Secretary Chairman Lamb called the meting to order and explained the purpose and procedures thereof. toy-kv I V* a*) =9=0 Chairman Lamb issued the oath of truth to the following members who expressed a wish to speak relative to the evening's agenda: Ervin Holle L. B. Rice jej Dint 0 -:1101i"112M Board of Zoning Adjustment Case BZA 84-22 - Tanlee Custom Hcms The first item for consideration was BZA 84-22 filed by Tanlee Custom Hanes. The application is requesting a variance at 3509 Deer Creek Drive, Lot 4, Block 5 in the Woodland Hills Addition. The variance requested is (18") eighteen inches. It was noted that no letters were received and there was no one present who wished to speak relative to this case. With no further discussion, Vice-Chairman Deavers, made a motion to approve the requested variance and Bill Waldrip seconded the motion, which prevailed by the following vote: Ayes: Deavers, Tischler, Troy, Lamb and Waldrip Nays: None Absent: Hall and Thompson Board of Zoning Adjustment Case BZA 84-24 - Ervin G. Holle The next item for consideration was BZA 84-24 filed by Mr. Ervin G. Holle. Mr. Tcmy Hardy, Director of Community Development commented to the Board, that this particular case is caught in the middle of the development stage with some new requirements put on them for which no one may benefit from, if the requirements must be mt. He also noted that the building in construction is already half complete at this time. It was noted that if these new requirements must be met then the structure will not look right or end up right when it is cmplete. Mr. Holle then proceeded the discussion stating that the structure is being constructed in stages and his request is for exceptions for the undeveloped portion of the North Main Shopping Center. BZA Minutes October 4, 1984 Page 2 • For Lot 4, Block 1 and the 145.4 foot wide balance of Block 1, lying south of said Lot 4. 1. Exception to allow parking in front yard in the HC, Highway Comparcial District 2. Exception to the 15% open space required for HC, Highway Comnercial District 3. Exception to the 2% landscaping required in off-street parkint area for HC, Highway Commrcial District. For the 207.2 foot wide balance • Block 2, lying north of Lot 2, Block 2, exception to the 10% landscaping requireinent and the 2% parking area landscaping requirement in the CN, Neighborhood Comercial District. Mr. Holle explained to the Board that the only way he could met the landscaping and parking requirements would be to move the buildings, which would create a hardship. He stated that he has intentions of putting in landscaping wherever possible. Mr. Hardy stated that the tract is divided into two different zoning districts. He noted that everything located south of the hardware store iE zoned HC, Highway Camiercial and north is zoned for CN, Neighborhood Conuercial. Then Mr. L.B. Rice, who is a resident that lives behind where the future new building is to be located made a brief conueant stating that Mr. Holla has been very cooperative and agrees with his requests. Mr. Hardy conTmnted that the request for variance does conform with the old requirerents that were set forth when this construction first began. There being no further commnts or questions and no letters received relative to the case, Ron Troy made a motion to approve the variance as requested and Vice-Chairman Deavers, seconded the motion, which prevailed by the following vote: Ayes: Deavers, Tischler, Troy, Lamb and Waldrip Nays: None Absent: Hall and Thompson 02 Following review of the minutes, there being one change on Page 1, the word zoniLi2 to be deleted from line three • the third paragraph under BZA Case 84-181 Bill Waldrip made a motion to approve the minutes subject to this change and Vice-Chairman Deavers seconded the notion, which prevailed • the following vote: Ayes: Deavers, Tischler, Troy, Lamb and Waldrip Nays® None Absent: Hall and Thompson BZA Minutes October 4, 1984 Page 3 There being no furthe`° business for consideration by the Board of Zoning Adjustment, Gary Tischler made a motion to adjourn at approximately 6:30 P.M., and Ron Troy seconded the motion, which prevailed by the following vote: Ayes: Deaver, Tischler, Troy, Lw-b and Waldrip Nays: None Absent: Hall and Thompson PASSED AND APPROVED BY THE ZONING ADJUSTMENT OF THE CITY 41- GRAPEVINE, TEXAS, ON THIS DAY OF�-- Chairmab,/ ATTEST: cretary
