ADJOURNMENT IN ACCORDANCE WITH ARTICLE 6252-17, V.A.T.C.S., AS AMENDED BY CHAPTER 227, ZONING ACTS OF THE 61ST LEGISLATURE, REGULAR SESSION, THE REGULAR BOARD OF ADJUSTT= REGULAR MEETING AGENDA WAS PREPARED AND POSTED ON THIS THE 27TH DAY OF DECEMBER AT 5:00 P.M. City Secretary STATE OF TEXAS COUNTY OF TARRANT CITY OF GRAPEVINE The Board of Zoning Adjustment for regular session January 2, 1986 at Chambers, Grapevine, Texas with the Doug Lamb Bill Waldrip Ron Troy Garry Tischler Kay Gilliam John Ferguson the City of Grapevine, Texas met in 413 Main Street, in the Council following members present to wit: Chairman Vice-Chairman Secretary Member lst Alternate 2nd Alternate constituting a quorum, with Gerald Thompson absent, and the following City Staff present to wit: H. T. (Tommy) Hardy Jim VanTreese Adrienne Leonard Gerrie Taylor ••6 Director of Community Development Assistant Building Official Attorney, City Attorney's Office Secretary N� Chairman Lamb called the meeting to order at approximately 6:00 P.M. NEW BUSINESS BZA 86-01, Three Architects, Inc. The first item of new business was for the Board of Zoning Adjustment to consider BZA 86-01, Three Architects, Inc., who is requesting a variance to the twenty-five foot (25') front setback landscaping requirements for 102 S. Main Street. Staff recommends approval. Walt Buster, of Evans, Birmingham, Williamson, 3624 Oak Lawn, Suite 111, Dallas, took The Oath of Truth. He explained that they wanted to renovate the building for a fast food service and also another drive-through building is proposed for the future. With no further discussion from the public, Ron Troy made a motion to close the Public Hearing. Kay Gilliam seconded the motion which prevailed by the following vote: Ayes: Lamb, Waldrip, Troy, Tischler, Gilliam Nays: None Absent: Thompson After some discussion from the Board Members, Ron Troy made a motion to grant the variance as requested. Bill Waldrip stated he would like to amend the motion as follows: to add a minimum for the landscape width instead of a blanket variance of the full twenty-five feet (251). Chairman Lamb stated that the motion failed for lack of a second to the motion. Bill Waldrip then made a motion that the variance to the twenty-five foot (25') front landscaping requirement be granted with landscaping to be according to what is shown on the site plan. Garry Tischler seconded the motion which prevailed by the following vote: Ayes: Lamb, Waldrip, Troy, Tischler Nays: Gilliam Absent: Thompson Chairman Lamb stated that the motion carried and the variance is granted. Board of Zoning Adjustment January 2, 1986 Page 2 BZA 86-02 - Landmark Homes The next item of new business was for the Board of Zoning Adjustment to consider BZA 86-02, Landmark Homes, who is requesting an exception to Grapevine Zoning Ordinance 82-73, Section 42.D which requires a fifteen foot (15') setback when a side yard fronts a street. The house at 4156 Countryside Court encroaches one and one-half (1 1/21) feet at the front corner and the garage encroaches two and one-half (2 1/2') feet at the front street side. Staff recommends approval. Macon Foster of Landmark Homes, 5949 Sherry Lane, Suite 700, Dallas,,, Texas took The Oath of Truth and spoke in favor of the variance. With no further discussion from the public, Garry Tischler made a motion to close the Public Hearing. Bill Waldrip seconded the motion which prevailed by the following vote: Ayes: Lamb, Waldrip, Troy, Tischler, Gilliam Nays: None Absent: Thompson During further discussion, Macon Foster explained they had made a mistake on setting up the string line for the foundation. He also stated they are now using a professional surveying company to check forms, anticipating this to alleviate future problems. Without any further discussion, Bill Waldrip made a motion to approve the variance as requested. Ron Troy seconded the motion which prevailed by the following vote: Ayes: Lamb, Waldrip, Troy, Gilliam Nays: Tischler Absent: Thompson CONSIDERATION OF MINUTES: Board of Zoning Adjustment to consider minutes of the November 7, 1985 meeting. Garry Tischler made a motion to approve the minutes. Bill Waldrip seconded the motion which prevailed by the following vote: Ayes: Lamb, Waldrip, Troy, Tischler, Gilliam Nays: None Absent: Thompson ADJOURNMENT Ron Troy made a motion to adjourn the meeting.
