Stone property that was not zoned when it was a part of unincorporated Tarrant County. When the property was annexed into the City on July 20, 1993, it was automatically zoned "R-20" Single Family. Council approved zone change request Z99-10 (Ord. 2000-03) for "BP" Business Park District on this site at the January 18, 2000 meeting. The site to the east was also a portion of the Stone property that was not zoned when it was a part. of unincorporated Tarrant County. Located to the south and immediately west, the original Pavestone property and other surrounding areas were rezoned in the 1984 City Rezoning from "R-1" Single Family District to "PID" Planned Industrial Development. Z95-15 (Ord. 95-94) rezoned 7.975 acres from "R-20" Single Family District to "PID" Planned Industrial Development District. CU95-30 (Ord. 95-95) was approved to allow outside storage in conjunction with a manufacturing establishment. Council approved a revision to the Pavestone site plan at their November 18, 1997 joint public hearing (CU97-57; Ord. 97-124) specifically allowing a reduction in overall. square footage of the future production facilities from 72,000 square feet to 55,403 square feet and allowed the addition of a new mixer housed within a forty- two (42) foot high penthouse. The site to the north was also a portion of the Stone property that was not zoned when it was a part of unincorporated Tarrant County. NATURAL ANIMAL CARE PRODUCTS August 16, 2006 Grapevine City Council: The purpose of this letter is to request a zoning change for 3250 Stone Myers Parkway (Lot 1, Block 3, Stone Myers BP) from "business park" to "light industrial". The site is 1.6 acres (69,733 square feet). Espree Animal Products, Inc. blends shampoos, conditioners and other health products for companion animals (dogs, cats, horses). A large segment of Espree's customer base includes pet groomers. As such, Espree would like the option to open a small groom shop in our building at 3250 Stone Myers Parkway that would appeal to the public. Business Park zoning specifically restricts pet grooming. As such, we would like to switch the zoning to light industrial. Light industrial zoning makes sense in our current location because 3250 Stone Myers is adjacent to Pavestone on Stone Myers which is also light industrial. That the terms and provisions of this ordinance shall be deemed to be severable and that if the validity of the zoning affecting any portion of the tract or tracts of land described herein shall be declared to be invalid, the same shall not affect the validity of the zoning of the balance of the tract or tracts of land described herein. Any person violating any of the provisions of this ordinance shall be deemed guilty of a misdemeanor and upon conviction thereof shall be fined in a sum not to exceed two thousand dollars ($2,000.00) and a separate offense shall be deemed committed upon each day during or on which a violation occurs or continues.
