Civil/Environmental Engineers, Planners Dallas, Fort Worth, Midland, Austin Predecessor Firms: Gutierrez, Smouse, Wilmut & Assoc., Inc. Washington & Associates, Inc. We would like to request threes (3) variances from the Zoning Ordinance of the City of Grapevine. These variance requests are summarized in the table below and are also listed on the Site Plan that was submitted for consideration by the City of Grapevine City Council and Planning and Zoning Commission at their October 17th, 21006 meeting. CASE NAME: Bank of the West CASE ADDRESS :108 W. Northwest Highway CURRENT/PROPOSED LEGAL DESCRIPTION: Bank of the West Addition SECTION REGULATION REQUIREMENT PROPOSED DEVIATION 26.G.3 FRONT YARD 25' MINIMUM FRONT YARD SHALL NOT BE LESS THAN 15' 26.G.4 SIDE YARD 15' MINIMUM SIDE YARD SHALL NOT BE LESS THAN 6' 2612 HEIGHT 2 STORIES OR 35' MAXIMUM PRINCIPAL STRUCTURE SHALL NOT EXCEED 47' We feel that these variances will enhance the overall atmosphere of the downtown area. The reduced front yard will bring the building closer to Northwest Highway and enhance the pedestrian friendly atmosphere of downtown Grapevine. The proposed building height will ensure that the proposed bank will provide an appropriate new focal point at the end of Main Street. The proposed side yard will allow the building to be "centered" along the Main Street corridor. Thank you for your consideration in this matter. If you have any questions, please feel free to call me at 817-306-1444. Sincerely, Sean Faulkner, P.E. The proposed conditional use is for a retail banking facility and offices, including drive-in banking operations. Bank of the West has been particularly mindful of the desired historic old town environment of Downtown Grapevine. The proposed site plan addresses the desired downtown planning goals by enhancing the pedestrian experience of the downtown environment. Distance relationships of building and side yards to the street, and building structure are designed to provide a human scale experience to the site. Granting of this application will without question add to the value and use of Downtown Grapevine and properties in the immediate neighborhood. We look forward to your favorable review and stand ready to work with you to that end. 5 s egards, ar S' s Ja es R.
