Tremco, Inc.
program is designed to maximize the life of the roof, decrease repair expenses, and
accurately forecast capital needs for roof replacements. The preventative maintenance
program would include initial inspection and evaluation to identify maintenance, repair
or replacement requirements. The program includes a database reporting system
allowing City staff to accurately forecast and budget for current and future repair and
replacement needs.
Under the current TCPN contract, the cost of the preventative maintenance program is
$0.07 per square feet or $24,525.90/annually. This cost will include initial roof
inspection and evaluation to identify roof conditions and to establish a preventative
maintenance program. Repair costs are $540.00 per day for normal repairs. Repairs
that require a significant amount of material over and above normal repairs will be
quoted on a per job basis.
In addition, Staff has identified Fire Station #1 as needing immediate repairs. Tremco
has indicated this repair will take approximately eight days. At a cost of $540 per day,
the total cost of this repair would be $4,320.00.
Staff recommends approval of the resolution to establish a preventative maintenance
program for City facility roofs with Tremco, Inc. in the total annual amount of $24,525.90
and to approve the purchase of roofing services from Tremco, Inc. to Fire Station #1 in
the total amount of $4,320.00,

A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
GRAPEVINE, TEXAS, MAKING FINDINGS OF CERTAIN
FACTS RELATIVE TO THE PURCHASE OF A ROOF
PREVENTITIVE MAINTENANCE PROGRAM AND FOR
ROOF REPAIRS; DETERMINING THAT THE PROGRAM IS
AVAILABLE UNDER A CONTRACT ESTABLISHED BY THE
COOPERATIVE PURCHSING NETWORK (TCPN) WITH
TREMCO, INC. AND AUTHORIZING THE CITY MANAGER
TO EXECUTE SAID CONTRACTS AND DOCUMENTS AND
PROVIDING AN EFFECTIVE DATE
WHEREAS, the City of Grapevine desires to purchase a preventative maintenance
program and roof repairs from Tremco, Inc. under a Cooperative Purchasing Network
(TCPN) contract as follows:
1 Each Annual Preventative Maintenance Program $24,525.90
1 Each Fire Station #1 Roof Repair $ 4,320.00
Total .................................................... $28,845.90
WHEREAS, Tremco, Inc. is an authorized Cooperative Purchasing Network (TCPN)
contractor under contract number 84611.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF
GRAPEVINE, TEXAS:
Section 1. That all matters stated in the above preamble are true and correct and
are incorporated herein as if copied in their entirety.
Section 2. That the City Council of the City of Grapevine authorizes the purchase
of the Preventative Maintenance Program and the repairs to Fire Station #1 as listed
above for a total not to exceed $28,845.90.
Section 3. That the City Manger, or his designee, is authorized to take all steps
necessary to consummate the purchase of said program and repairs.
Section 4. That this resolution shall take effect from and after the date of its
passage.
PASSED AND APPROVED BY THE CITY COUNCIL OF THE CITY OF
GRAPEVINE, TEXAS on this the 21st day of August, 2007.
