Main St. Grapevine, TX 76051 RE: Conditional Use / Site Plan Application for First Financial Bank Grapevine, 1015 West Northwest HO. 76015 Proposed project consists of one story building with drive thru bank, located on Lot 1, Block 1, Alamo Addition. Exterior materials are brick and cast stone, with classical portico elements emphasizing the main entrance and side exit door. The existing mature trees on site will be preserved. In order to preserve the existing trees we have designed the project to limit the site work and minimize new paving, thus keeping the existing parking in front of the building (north side of the property) The existing parking encroaches into the required 25' front setback line by approx.4' -4" — and will be maintained. The new landscaping is designed to screen the parking from West Northwest Highway. The drive thru — bank will be located at the south side of the building, set backed over 1 00' from the south property line and screened by mature existing trees and new landscaping. We have a non illuminated directional monument sign on Wall Street. From review of the area this is the first new building to be developed in several years, and the construction is far better than what is surrounding. We believe that the new proposed development will improve the overall value of the surrounding properties. 7\kvm.o Tom Malone AIA IOT U 0 T T APR 15: 2011 814 Pennsylvania Ave., Ste. 100 Phone: (817)737 -0404 Fort Worth, Texas 76104 Fax; (817)737 -0401 www.tma- fw.com tom @tma- fw.com ORDINANCE NO.
