First Financial Bank, a 3000sf single story masonry building with 5 lane motor bank. The lot and building face West Northwest Highway and extends through to Wall Street. The development is using the existing new concrete surfaced parking lot on West Northwest Highway. We will be removing the existing structure and developing a new building to support the banking services needed. The project is configured to retain several of the mature trees existing on the site. The trees along Wall Street will also be preserved. The motor bank canopy is located 25' from the Wall Street property line. This will be developed as a landscape buffer to Wall Street to control any light from the building. The ATM is located in a middle lane also to control any light overflow to Wall Street and maintain the State mandated lighting levels required. All signage will be oriented to West Northwest Highway and meet City of Grapevine Ordinances. There will be a small directional sign located at the Wall Street entrance. It is expected that most traffic will be accessing the site from West Northwest Highway and circulating behind the building to the motor bank. With this flow there should be more than sufficient stacking space on the property. There is one entrance from Wall Street to the property, however this should be only used as an ancillary entrance in case of traffic congestion or construction on West Northwest Highway. The refuse container will be located in the middle of the site in close proximity to the building and will be fully screened from view. The development will be of high quality and enhance the visual appearance developing along West Northwest Highway. The Wall Street facade will have the same masonry and cast stone detailing and should also be an attractive addition. 3518 W.
