Main St. Grapevine, TX 76051 Re: Conditional Use Application Lot 1, Block 1 Grapevine Corner To Whom It May Concern: The enclosed application and site plan package is as a request for a conditional use permit for Lot 1, Block 1, Grapevine Corner. The lot is currently zoned Community Commercial. The conditional use request is for the development of a restaurant with drive-thru service and outside seating along with a restaurant with on -premise alcohol sales. The development will also have additional retail and office space that conforms to the Community Commercial zoning. These uses will provide a valuable service for the surrounding area and the city with easily accessible restaurants, coffee shops, and shopping at the intersection of S.H. 26 and Texan Trail (Bus. 114). The current lot is now vacant, formerly being a car wash and alcohol store. This development will also provide the improvement of Wall St. along its south property line as it connects to Texan Trail.
