HomeMy WebLinkAboutItem 14 - CU08-01 Gaylord Texan Resort and Convention Center TO: HONORABLE MAYOR, CITY COUNCIL MEMBERS FROM: BRUNO RUMBELOW, CITY MANAGER 01� SCOTT WILLIAMS, DEVELOPMENT SERVICES DIRECTOR MEETING DATE: FEBRUARY 17, 2009 SUBJECT: EXTENSION OF CONDITIONAL USE CU08-01 AND CU08-17 GAYLORD TEXAN RECOMMENDATION: Staff has received a request from Gaylord Entertainment requesting a one-year extension to their previously approved Conditional Use Permit CU08-01 to allow for a 492 room expansion and expansion of the conference center in excess of 600,000 square feet to expire on March 25, 2010. The applicant is also requesting a one-year extension to their previously approved Conditional Use Permit CU08-17 to allow for the addition of a resort pool complex, food and beverage pavilion and an event pad site to expire on September 16, 2010. BACKGROUND INFORMATION: Conditional Use Request CU08-01 was originally considered and approved at the March 25, 2008 joint public hearing and Conditional Use Request CU08-17 was originally considered and approved at the September 15, 2008 joint public hearing. The site is located at 1501 Gaylord Trail and platted as Opryland Addition. GAYLORD ENTERTAINMENTC Bennett Westbrook.Senior Vire President,Development,Design & Construction February 9, 2009 Mr. Ron Stombaugh Planning and Development Manager City of Grapevine 200 South Main Street Grapevine, TX 76051 Dear Ron: Gaylord Entertainment Company requests an extension for CUP #CU08-01 granted on F 3/25/08 (copy attached)for the addition of guestrooms and expansion of the convention center and #CU08-17 granted on 9/16/08 for the construction of a resort pool and event pad at the Gaylord Texan Resort and Convention Center. With the assistance of various representatives of the City of Grapevine during the past year, Gaylord has made significant progress on the complex issues involved in the expansion. Regarding the USACE, the FONSI was issued on 8/26/08 and other i reviews are in process. Lender review of the sublease amendment is in process and completion is expected very soon. The expansion of the north resort garage is complete ($7.5 million). Overall design plans for the expansion will be complete in April, 2009 with an additional investment of over$14 million by Gaylord for design. Various other improvements have been completed (Glass Cactus— Light screens, landscaping, darken interior LED lights, etc). The reason for seeking the extension is our need to spend more time to assess the economic climate, the availability of credit and the impact to our expansion business model.
