TRIPLETT, JR, PLANNER II DATE: MARCH 28, 2007 SUBJECT: PLANNED DEVELOPMENT OVERLAY PD07-01; LOTS 31-34, BLOCK 3, STONE BRIDGE OAKS ADDITION RECOMMENDATION Staff recommends the Site Plan Review Committee consider the proposed changes to Planned Development Overlay PD06-06 (Ord. 2006-32) approved at the May 16, 2006 meeting to include but not limited to deviation from lot width relative to front entry garage access, building coverage, front, rear and side yard setbacks, buffer area, and building separation, specifically to adjust the location of Lots 31-34, Block 3 in order to preserve a grove of mature oak trees, and take any other action necessary. BACKGROUND INFORMATION The subject site was approved for a 138-unit townhouse development on approximately 23.57 acres. The development was approved with deviations from the standard requirements of the "R-TH" Townhouse District. The establishment of the planned development overlay on this site centered on the goal of preserving natural open space. With this request the applicant proposes to shift one group of four townhouses south of the original location. The purpose of the shift is to preserve an existing group of trees, which were potentially in jeopardy of being lost due to the original building pad location. The elimination of a dead-end drive on the south side of the townhouses enabled the proposed relocation. Please see the attached letter and plans. /at O:ZC U\P D 07-01.4s p rc ,..
