The Site Plan Review Committee of the City of Grapevine, Texas met in Session, on
this the 8th day of June 2016, in the Planning and Zoning Conference Room, 200 South
Main Street, Second Floor, Grapevine, Texas with the following members present -to -
wit:

constituting a quorum and the following City Staff:

Larry Oliver called the meeting to order at 2:37 p.m.
NEW BUSINESS
CONDITIONAL USE APPLICATION CU16-13 —TAP IN
First for the Committee to consider was conditional use application CU16-13 for
property located at 120 South Main Street #50 and platted as Lot Al, Block A, Starr
Addition. The applicant was requesting a conditional use permit to amend the
previously approved site plan of CU02-33 (Ord. 2002-62) for the possession storage,
retail sale and on -premise premise consumption of alcoholic beverages (beer, wine and
mixed beverages), specifically to allow outside dining in conjunction with a restaurant.
Ms. Anita Wiles was available by conference call. Mr. Williams explained to Ms. Wiles
the requirement of keeping a clear 48 inch clearance from the curb and that only the
tables and chairs approved by the site plan were allowed outside the building. Ms. Wiles
stated that she understood the conditions of compliance.
After a brief discussion, Darlene Freed moved to approve conditional use application
CU16-13. Scott Williams seconded the motion, which prevailed by the following vote:
Ayes: Oliver, Freed and Williams
Nays: None

Next for the Committee to consider was conditional use application CU16-15 for
property located at 3955 Grapevine Mills Parkway and platted as Lot 1, Block 1,
RaceTrac Grapevine. The applicant was requesting a conditional use permit to amend
the previously approved site plan of CU12-24 (Ord. 2012-30) to allow the possession,
storage, retail sales, and off -premise consumption of alcoholic beverages (beer and
wine only), gasoline service and outside dining in conjunction with a convenience store,
specifically to revise the exterior elevations, reduce the area of the structure and
increase the quantity of outdoor seats in conjunction with a convenience store
After a brief discussion, Darlene Freed moved to approve conditional use application
CU16-15. Scott Williams seconded the motion, which prevailed by the following vote:
Ayes: Oliver, Freed and Williams
Nays: None
CONSIDERATION OF MINUTES
Next for the Committee to consider were the Site Plan Review Committee minutes of
April 13, 2016.
Larry Oliver moved to approve the Site Plan Review Committee minutes of April 13,
2016. Darlene Freed seconded the motion, which prevailed by the following vote:
Ayes: Oliver, Freed and Williams
Nays: None
With no further business to discuss, Larry Oliver adjourned the meeting at 2:47p.m.
