PALACE THEATRE CONSTRUCTION CONTRACTS AND
TERRACE ADDITION
Staff recommends City Council award multiple contracts for Phase II Construction of the
Palace Theatre totaling $291,260, authorize staff to execute said contracts which includes
the addition of the Add/Alternate Terrace to the Palace Theatre Project, and take any other
necessary action.
FUNDING SOURCE:
Funds are available in the following accounts.

BACKGROUND INFORMATION:
The Palace Theatre Project is projected to cost $5 million. The project costs reflect three
major categories including architectural service fees, project management fees, and actual
construction costs. The fees for architectural services and for project management were
set at the onset of the project; however, the construction costs are established through the
process of bidding and awarding the specific contracts.
This contract award totals $291,260, which represents only a portion of the overall
construction costs. The contract packages previously awarded total $1,930,098. As
noted, the balance of the construction costs will be incurred when the remaining contracts
are awarded.
Other elements of the construction process have been bid and are currently being
evaluated. The results of those bids will be brought to the City Council at a later date.

Following are clarifications pertaining to the above referenced project:
1. Section 07320 is based on S -tile furnished by owner.
2. We exclude Section 07464-
3. Section 07550 is based on using .lohns Manville Type VI felt and JIM Dynaglas
FR. Alt. #1 does not include tapered insulation or metal canopies.
4. Section 07610 includes standing seam roofing, related trim, underlayment, nail
base decking, fascia and gutter, lead coated copper wall panels, underlayment and
trim, flat seam roofinc, and related trier, and three entry canopies, 1/4" tube frame
(painted), plywood decking, copper standing seam and related trim.
5. Section 07620 includes copings, gutters, downspouts, counter flashing, the
flashing and plumbing leads.
b. Section 05700 includes flat copper wall panels, pressed ceiling panels, pressed
"Pitch Face Stone" panels and all related trim.
