This property is located at 2911 Peninsula Drive. 2. The property is currently developed as a single-family residence. 11. STREET SYSTEM: 1. This site has access to Kimball Road via Peninsula Drive and Red Bird Lane. STORM DRAINAGE SYSTEM: 1. The on-site and off-site storm drainage systems must be designed in accordance with the requirements of the City of Grapevine's Code of Ordinances. IV. WATER SYSTEM: 1 There is an existing 6 -inch water line located within the Peninsula Drive right- of-way. 2. The existing water distribution system is adequate to serve the domestic and fire protection needs of this site and the surrounding developments. V. SANITARY SEWER SYSTEM: 1. There is an existing 6 -inch sanitary sewer line located within the Peninsula Drive right-of-way. 2. The existing sanitary sewer collection system is adequate to serve the needs of this site and the surrounding developments. V1. MISCELLANEOUS: 1 Water and Wastewater Impact Fees will not be required due the existing single family residence located on this property. VII. STATEMENT OF FINDINGS: A. The City has determined that the right-of-way required to be dedicated for streets, utilities, drainage and other municipal needs and services are consistent with the City's ordinances and master plan, are reasonable and are connected to the proposed project in the following manner: 1 The utility easements dedicated by this plat are necessary to provide for public and franchised utility service to this and surrounding developments. 2. The drainage easements dedicated by this plat are necessary to provide for the conveyance of storm water run-off. B. The City further finds that the required dedication is related both in nature and extent to the impact of the proposed development as follows: 1. The utility easements dedicated by this plat will allow for public and franchise utilities to serve this development and surrounding sites. 2. The drainage easements dedicated by this plat will allow for the conveyance of storm water run-off. 3. All of the dedications benefit the development to at least the extent of the impact of such on the development. VIII. RECOMMENDATION: 1. The members of the City Council and The Planning & Zoning Commission consider the following motion: "Move that the City Council (Planning and Zoning Commission) approve the Statement of Findings and the Final Plat Application of Lot 31 R, Block 4, Placid Peninsula."
