GENERAL: 1 Mr. Michael Looper and Mr. Rondy Frank, the applicants, are platting this site to combine Lots 33, 34 and 35 with an unplatted tract. 2. This site is located at the intersection of Peninsula Drive and Placid Circle. 3. The property is currently undeveloped. 11. STREET SYSTEM: 1. This site has access to Peninsula Drive and Placid Circle. 2. Peninsula Drive and Placid Circle are currently two-lane asphalt streets in a 50' right-of-way. 3. There is no additional right-of-way required at this time. 111. STORM DRAINAGE SYSTEM: 1. The (3) three lots drain west to the Corps of Engineer property and into Grapevine Lake. 2. The property owners will be required meet the City of Grapevine lot grading regulations. IV. WATER SYSTEM: 1. There is an existing 6" water line in Peninsula Drive. 2. There is an existing 6" sanitary sewer line in Peninsula Drive. 2. The existing sanitary sewer collection system is adequate to serve the development of this site. V1. MISCELLANEOUS: 1. Water and Wastewater impact Fees are due prior to the release of Building Permits. (Present Fee is $1,897.00 per lot) 2. The Open Space Fee required for the 3 lots is $3,438.00. (3 Lots x $1,146.00). f� C1S.. VII. STATEMENT OF FINDINGS: A. The City has determined that the right-of-way required to be dedicated for streets, utilities, drainage and other municipal needs and services are consistent with the City's ordinances and master plan, are reasonable and are connected to the proposed project in the following manner: 1 The utility easements dedicated by this plat are necessary to provide for public and franchise utilities to serve this site and surrounding development. 2. The drainage easements dedicated by this plat are necessary to provide for the conveyance of storm water run-off. B. The City further finds that the required dedication is related both in nature and extent to the impact of the proposed development as follows: 1 The utility easements dedicated by this plat are consistent with the City's policy of easement dedication along property lines where future utilities might be located. 2. The drainage easements dedicated by this plat will allow for public and franchise utilities to serve this development and surrounding sites. 3.
