SUBJECT: WORKSHOP - CITY INITIATED REZONING OF TRACTS 2A3A,
2A3B, AND 2A3C, ABSTRACT NO. 440
RECOMMENDATION
Staff requests that the City Council consider a city initiated rezoning of Tracts 2A3A,
2A3B, and 2A3C, Abstract No. 440, from "CN", Neighborhood Commercial District to "R-
7.5", Single Family District, and take any necessary action.
BACKGROUND
An application to rezone Tract 2A3, Abstract No. 440, was submitted to change the 3.2 -
acre site from "CN", Neighborhood Commercial District to "R-7.5" Single Family District
for the purpose of developing single family homes is scheduled for a public hearing on
April 17, 2001. Currently, the "CN" district of which this site is a part of consists of four
tracts of land totaling approximately 4.7 acres in size. With the rezoning of the 3.2 acre
tract of land, the remaining three tracts of land, totaling 1.5 acres, will be surrounded on
four sides by land zoned "R-7.5", Single Family District, and developed with single family
homes.
Prior to the 1984 City Rezoning, the site was zoned "C-2", Community Business District.
It was rezoned to "CN", Neighborhood Commercial District in 1984. At that time, the site
was developed with a single-family dwelling unit. Staff is proposing that the City Council
initiate a rezoning of this remaining 1.5 acres from "CN", Neighborhood Commercial
District to "R-7.5", Single Family District. This would bring both the site zoning and the
use of the site into conformance with its designation of "Low Density Residential" uses
on the Master Land Use Plan. It would also offer some protection to the adjacent single
family residents from the possibility of a commercial use being placed in the middle of
their neighborhood.
