State Highway 114 Dear Mr. Hardy: 0 pet.. •ve s•'•s•s Please accept this letter in accordance with the requirements of Form "A" of the Conditional Use/Site Plan application for the above referenced site. It is our intent to construct a hotel with 20,505 square feet, being 4 stories in height and containing 110 rooms. The hotel is proposed to be a full service hotel (on-site restaurant and lounge) with meeting room(s). The site is 3.8047 acres and is located approximately 335' south of the frontage road for State Highway 114 and 255' west of Main Street. The site is encumbered with existing access roads on the north, south and east sides. The site accommodates the 124 required parking stalls and landscaping for the proposed uses associated with the hotel. Our site maintains the necessary landscape buffers and setbacks required for the site in accordance with the City regulations for the use/zoning. It is our opinion that our hotel will not adversely impact the value, use, or enjoyment of the property in the general area. Further, our information indicates the need for the full-service hotel in the area. We are anticipating becoming a part of the Grapevine community with the construction of this hotel. If you have any questions or require additional information, please feel free to contact this office.
