Proposed Conditional Use Permit Lot 1, Ruth Wall Subdivision Proposed use — Chicken Express Restaurant To Whom It May Concern: .............Jad 40OZ Z 0 030 Please approve the attached site plan and other plans for a conditional use permit. The property is zoned HC. The requested use is for a drive through restaurant known as Chicken Express. This restaurant will have a small dine -in area, a drive though area, and 12 car -hop stalls. The area has been zoned commercial and platted since 1947. With the exception of a vacant asphalt tot to the east of the property, there are many commercial businesses nearby, including Just Brakes and Wilenerschnitzel. Most of these businesses have been there for several years. Because of the design of the building and the amount of landscaping proposed, this project should increase the value of the property nearby. Furthermore, a landscaped perimeter has been provided with 22 -foot buffer across the back of the property (along Wall Street). A dedicated right-of-way is also included to add 7.5 more feet to Wall Street per future thoroughfare plan. If you have any questions, please do not hesitate to contact me. Si c ere!
