February 6, 2004 City of Grapevine Development Services Planning Division Dear Sir/Madame, As required, this letter is part of Grapevine Kawasaki Polaris' Conditional Use Application request. The owners of the Powersports dealership (motorcycles, ATVs, watercraft and utility vehicles), Dennis and Bonnie Wagner, have operated their existing dealership located at 418 E. Northwest Highway in good standing with all local and state agencies for five years. The existing dealership continues to grow every year and to properly meet the needs of the growing customer base, a larger and more modern facility is required. Therefore, the primary purpose of the relocation/building of a new dealership is for expansion. We are involved in many civic/local functions, support the city's fleet services department through motorcycle maintenance, and donate annually a watercraft to the fire department for search & rescue. Also, whenever possible we utilize local service provides, banks and other institutions in the surrounding area to keep the money in the community. The new dealership will not cause any harm to the value use or enjoyment of other properties in the area/neighborhood. In fact, we believe the new dealership will attract new consumers to the surrounding food and entertainment establishments. As customers wait for their new vehicle to be delivered, they can have a bite to eat at one of the near -by restaurants and/or catch a movie at Tinseltown. We already partner with Joe's Crabshack on motorcycle rides & charity events and with Tinsletown on movie promotions that require motorcycles or ATVs. Moving closer to these businesses will only strengthen the working relationship and bring more revenue/taxes into Grapevine. To keep with the historic look and feel of the city, much time and money has been spent to create a beautiful building that is well landscaped, illuminated and is appealing from all sides. Thank you in advance for you consideration and approval of our conditional use request. Sincerely, Dennis R. Wagner 4nme fIQ er ii' 418 E.
