'421 W. Harwood Rd., Suite 214 EFkftt, Texas 76054 City of Grapevine Development Services Planning Division 200 S. Main Street Grapevine, Texas 76051 Attn: Planning & Zoning Staff Re: Conditional Use Application Proposed Walgreens Drug Store Dear Staff, This letter is our written request for a Conditional Use Permit to allow a drive-through window for a Pharmacy per Section 26.C.7 of the City of Grapevine zoning ordinance and for an increase in the percentage of changeable copy on our monument sign to 37.3% per section 60.B.2.c.(5) of the zoning ordinance. The proposed drug store will be located at the Northwest corner of Ball Street and Pony Parkway. It is our opinion that the proposed development will significantly enhance and add to the value, use and enjoyment of other property in the neighborhood by the following: • The proposed development will enhance conditions along Northwest Highway by replacing an approximately 30,000 square foot grocery store with a 15,000 square foot freestanding drug store. • The proposed development will also significantly increase the amount of landscaping on the site over what is present today. • The existing pylon sign will be replaced by a proposed monument to be 10 feet high on a 2' masonry base per Section 60 of the zoning ordinance with an increase in the changeable copy percentage. If you have any questions regarding any of these issues, please don't hesitate to give me a call so that we can discuss them. Sincerely, R.P. Development Services, Inc.
