HARDY, DIRECTOR DEVELOPMENT SERVICES MICHAEL HAMPTON, PLANNER II DATE: FEBRUARY 19, 2002 SUBJECT: TREE REMOVAL REQUEST TR02-01 RECOMMENDATION Staff recommends the Planning and Zoning Commission consider Tree Removal Request TR02-01 for the CMPA Office Phase II development located at 1450 Hughes Road and take any necessary action. BACKGROUND INFORMATION A site plan for the CMPA Office Phase II development was approved administratively on November 9, 2001. At that time, the applicant showed six existing trees with a cumulative total of approximately 68 caliper inches in the rear of the property that were to be preserved. However, the construction on the site involves relocating an existing detention pond near the proposed building footprint to the far north side of the tract. A large amount of fill dirt is necessary to fill in the old detention pond and ensure proper drainage to the new one. Consequently, the applicant is requesting to remove the existing trees that are affected by this construction and replace them with 21 trees, including 18 Red Oaks and 3 Callery Pears, planted throughout both phases of the CMPA project. As shown, the total sizes of the 21 mitigating trees will be 68 caliper inches. The Public Works Department in conjunction with the Building Inspections Department has authorized the issuance of a preliminary grading permit for this site. /mh R:\AGENDA\02-19-02\TR02-01.4.doc ZR7-16 s — 42 O3 AC f iio7.4R'S.' k :9 :s 1 ,s 7, - H = 24 Z86-17 RD - CC _. GU z94-07 „F o n P\P F „ R-7. o t+ JN g F E GRpPF A' . 7-33q, p Z93-35 DR au i 86-1 0999-3 7 Z86-17 83 3 Z87 -04A i 3a5g5a RoZ8 - X12 Z94-07 z Z oNZ P PRK Z89-0 G NFW °o PQD REMIER HALL N CU89-18 o22s ✓o 1 w = ZM-14 . 4,, CU90-02 'Y'`'s. CU90-I3 Z89- D Z72 U Dl SABEL RIDGE 9 < p22 g o CiZ5 TF Ac CL90.31 pRRVE 150 Rested PCD PRESTON F, IT, PL Z98-11 ¢G1 { :;a':.:= 1 :.G Q ,3g6p G a PNS 1 R LP Z83-35 9 1 5 455 =;E... .... Phase II Office Building Michael, I am transmitting for your review a plan indicating the existing trees marked to be removed. These trees will be located in close proximity to the building slab foundation at the rear of the building. Due to the grading requirements for the building pad, these trees will be approximately 4' or more below final grade and will more than likely not survive the heavy traffic during excavation of the pad. We respectfully request to remove these trees and replace them with equivalent caliper inches of transplanted trees per our submittal. Should you have any questions, please contact me at (817) 410-5173. Sincerely, Kyle Rhodes Project Manager Cc: file 1450 HUGHES ROAD GRAPEVINE, TX 76051 817-329-6600 FAX 817-481-5734 -1I .---►• N L}OET.
