The applicants, Mr. Michael Schultz and Mr. James Waggener, the owners, are platting this site to create two lots. Lot 1 currently contains no improvements. Lot 2 contains an existing residence, which is planned for renovation. 2. This 0.455 acre site is located north of Anglers Drive, along a private access road (Lakeshore Drive). These lots are located north of the Grapevine Lake Estates subdivision. ll. STREET SYSTEM: 1. The two lots have access to a private drive known as Lakeshore Drive. 2. There is no right-of-way dedication required at this time. The portion of Lakeshore Drive fronting the two lots has been dedicated as an access ON easement by this plat. III. STORM DRAINAGE SYSTEM: 1. The existing storm water runoff flows to the north towards Grapevine Lake. 2. No storm drainage improvements will be required for this site. IV. WATER SYSTEM: 1. The site is not supplied with City water service. The site is supplied with water through a private utility cooperative. V. SANITARY SEWER SYSTEM: 1. There is an existing eight -inch sewer line contained within Lakeshore Drive. 2. The existing sanitary sewer collection system is adequate to serve the development of this site. VI. MISCELLANEOUS: 1. Wastewater Impact Fees are due for Lot 1 prior to the issuance of any building permits. The current fee is $605.00. 2. Water service for this area is provided by a private entity. The City does not collect or monitor service connection, fees, etc. 3. The Open Space Fee required for Lot 1 will be $1,146.00. VII. STATEMENT OF FINDINGS: A. The City has determined that the right-of-way required to be dedicated for streets, utilities, drainage and other municipal needs and services are consistent with the City's ordinances and master plan, are reasonable and are connected to the proposed project in the following manner: 1. The on site utility easements are necessary to provide for public and franchised utilities to this site and surrounding development. 2. The on site access easements are necessary to allow for public access through this site. B. The City further finds that the required dedication is related both in nature and extent to the impact of the proposed development as follows: 1. The on site utility and access easements are consistent with the City's policy of easement dedication where there are existing utilities, where future utilities would be located, and along necessary drainage patterns. 2. All of the dedications benefit the development to at least the extent of the impact of such on the development. NU 0 W41M. Igo] a, 1.
