("Owner" of the referenced property) has authorized GR8| to request that the existing "Conditional Use Permit" be revised for the proposed new premises layout ("Demised Premises" ) approximately 3,000 Square Feet) located at 1212 William D. Tate Avenue, Grapevine, Texas. The previous tenant ("Esparza'mToo Mexican Restaurant") was in operation within the original premises ("Original Demised Premises") as a "restaurant with oo!eo of alcoholic beverages by the glass". The size of Original Oarnioad Premises was approximately 4,777 square feet. Whereas, after Eoparzo'o Too Mexican Restaurant vacated the Original Dennised Premises, the Owner of the "Strip Shopping Center" k*ooed a portion (approximately 3.000 Square Feet) of the Original Demised Pvannioeo to Carombas Grille (also a K4o»ioan Restaurant with sales of alcoholic beverages by the g|aao) and request that the City of Grapevine approve the enclosed Conditional Use Application (which includes one [1] original executed Conditional Use Application with six [8] sets of associated drawings and four [41 drawings of the site of the Strip Shopping Center) which revises the existing Conditional Use Permit. This is being distributed to your attention for the City of Grapevine Development Review Board to review as a revision to the current Conditional Use Permit granted to Owner and previous applicant. Your approval is required due to (i) the downsizing of the Original Demised Premises to approximately 3,000 square feet and (ii) minor interior modifications to the interior of the new Dernised Premises (as indicated on the enclosed drawing prepared by Planet Architects - Sheet "A.1" dated 7/20/01). Since this isthe same restaurant use (to berefurbished) esallowed by the existing Conditional Use Permit, there will be no harm to the value, use or enjoyment of other property in the neighborhood.
