Main Street Grapevine, Texas 76051 Re: TNP Project No. LEB01275 Site Plan Submittal with Continued Conditional Use ( Case No. CU97-98 ) Lot 2R, Block `L' — Oak Knolls Lakeview Addition Honorable Mayor & City Council of Grapevine, Texas, Attached are 3 copies of the above referenced Site Plan previously approved early 1998. The Site Plan and accompanying studies ( Paving, Grading & Drainage ), are specifically presented solely for review of adding 14 parking stalls to serve the existing Eckerd's Store located at the Northwest corner of Hwy. 114 & Northwest Hwy. in the same location as an existing Cleaners, which has been approved for demolition. The Conditional Use ( Case No. CU97-98 ) had been required due to the involvement of T.N.R.C.C. and the presence of sub -standard soils created by the use of the Cleaners. A Remediation System has been installed and is currently in use and will remain in use till testing of the soils prove adequate for T.R.N.C.C. to recommend removal. No additional structure is proposed with this Site Plan, therefore, it has been our understanding, through communications with City staff, that due to the simplicity of installing additional parking stalls to serve the existing Eckerd's site and not proposing any additional above ground structure facilitates a submission of only a Site Plan accompanied by a Preliminary Grading and Drainage Plan. There will be negligible impact to any existing vegetation and any disturbance resulting from the construction of the parking facility in the immediate area will necessitate replacement of any tree or shrub of same species.
