The property contains approximately 1. 118 acres (48,700 square feet) and `-'- - has 48 feet of frontage along Ball Street and 805 feet ° Glade Rd. of frontage along Ira E. Woods Avenue. REQUESTED ZONE CHANGE COMMENTS: The applicant is requesting a zone change to rezone 1..-118 acres from "LI" Light Industrial District to "CC" Community Commercial District for the development of a doctors' office. Due to the relatively narrow width of this lot, a variance to the lot width requirement is needed. Previous variances were granted on this site in 1994; however, these variances were based on zoning for the "Ll" Light Industrial District—they are now invalid with a rezoning to the "CC" Community Commercial District. The applicant will request a variance of 33 -feet to the lot width requirement of 120 -feet as mandated in the "CC" Community Commercial District. This variance request will be heard at the November 4, 2002 Board of Zoning Adjustment meeting. Therefore, this will be a first reading of an ordinance. 0:\ZCU\Z02-08.4 1 10/08/02 1:00 PM 18 The property is currently zoned "LI" Light Industrial District and is undeveloped.
