MASTERPLAN 2017!19, Land Use and Local Government consullanrs RECEIVE[) 4}4 Nov 0 4 2002 PLANNING 4Wwv November 4, 2002 Ms. Cindy Jackson City of Grapevine Development Services Planning Division P.O. Box 95104 Grapevine, TX 76099 Dear Ms. Jackson: Sewell Village Automotive is requesting a conditional use permit to allow for the development of a new automobile dealership on one lot on 15.4 acres on the north side of SI1 114 at Minters Chapel Road. The current zoning on the property is PCD Planned Commerce Development. The PCD provides for two methods of development, Standard Development and Planned Development. This request is for Standard Development which permits commercial development subject to the same restrictions as apply in the CC Community Commercial District on tracts of at least two acres in size. 'File purpose of the standard form of development in the PCD District is to permit an owner, as a matter of right, to develop retail space and commercial uses on lots not less than two acres in area. The development of a new car dealership on this property is consistent with the uses currently in existence on surrounding properties. The use is appropriate for a high traffic expressway corridor and will not cause harm to the value, use, or enjoyment of other properties in the neighborhood. The proposed development complies with the standards for site circulation, parking, and other requirements of the zoning ordinance. We respectfully request approval of the Conditional Use as outlined above. Sincerely, Willia► E.
