SUBJECT: WORKSHOP — MULTIFAMILY DESIGN STANDARDS
The Grapevine City Council has directed staff to work with the Planning and Zoning
Commission to develop recommendations for design standards for Multi-Family
developments. Staff has asked Craig Melde of ArchiTexas, and Robin McCaffrey of Mesa
Architects and Planners to help facilitate the formulation of these standards. Mr. Melde
and Mr. McCaffrey will present the Commission with a brief outline of possible design
standards, but most importantly, they will gather input from the Commissioners and return
to a workshop in the near future with a draft document.
Below is a brief list of items that staff has heard from different Council Members and
Commissioners, as well as items staff has gathered from similar documents in other cities.
This list is certainly not all-inclusive, nor is it a recommendation from staff. It is intended
only to give the Commission an idea of the spectrum of elements that might be considered
when putting together the design standards.
• Strong purpose statement.
• Design based on specific context (location, existing construction, natural
conditions).
• More specific regulation of exterior materials.
• More restrictive masonry requirements.
• Allowance of architectural metals if and when appropriate.
• Specific roof design criteria.
• Increased height.
• Increased density.
• Structured parking.
• Screened parking.
• Enhanced building articulation requirements.
• Building massing criteria.
• Pedestrian amenities.
• Connectivity to adjacent sites.
• Specific criteria on how buildings address streets/pedestrian areas -Streetscape
criteria.
• Use of illustrations to convey desired design elements.
