Chairman Buckner administered the Oath of Truth to Mr. Sonny James and Mr. Joe Wright. The Chairman explained that the request was for a 15 foot variance in Mr. James' lot located at 1801 Fairfax, Grapevine, Texas. This particular lot has reverse frontage, whereby it is required by ordinance to have like setbacks for front and side yard of 30 feet.Mr. Hardy explained that the request for variance was the result of a stop work order issued by the City Inspector on December 1, 1982. At the time the site inspection was being made, the reverse -frontage situation was first noted. Mr. Jams explained that he needed the variance in order to construct a house compatible with all other houses in the subdivision. If the 30 foot setback were conplied with, it would not be possible to construct such a house. Further, Mr. James added that Mr. Brad Bergan, the property owner behind the subject lot has no objection. There was further discussion by board members as to ordinance requirements for the fence location and if the actual variance should be worded approximately 12 feet rather than the 15 feet as requested. Mr. Buckner then asked if any correspondence or other response in favor or opposition to the request had been received by City Staff. There was none. The Chairman also asked if there was further discussion or questions. Gerald Thompson then made the motion to grant the request as the house now sets. Doug Iamb seconded the motion which prevailed by the following vote: Ayes: Buckner, Lamb, Thompson and Stiner Nays: None Absent:Woods, Lavers and Wright 9"Im Chairman Buckner asked the secretary to make one correction in the minutes. Under the heading, "Planning and Zoning Con -mission Members Request: To Discuss the New and Old Zoning Ordinances," the name Williamson should be corrected to read "Woods." Member Stiner seconded the motion which prevailed by the following vote: Ayes: Buckner, Lamb, Thompson, and Stiner Nays: None Absent: Woods, Deavers and Wright There was a brief discussion relative to meeting attendance requirements of members of the Board of Zoning Adjustments, particularly the alter- nates. It was noted that possibly another alternate should be added to insure a quorum, the lack of such would cause possible postponement of building. 016 !a Wong g I a to There being no further business, Chairman Buckner called for a motion to adjourn, Doug Lamb so moved and Gerald Thompson seconded the motion which prevailed by the following vote: Ayes: Buckner, Thompson, Lamb and Stiner Nays: None Absent: Woods, Deavers and Wright PASSED AND APPROVED BY THE BOARD OF 40NING ADJUST=S OF THE CITY OF GRAPEVINE, TEXAS, ON THIS THE ATTEST: SECRETARY"
