ACTS OF THE 1993 TEXAS LEGISLATURE, THE BOARD OF ZONING ADJUSTMENT MEETING AGENDA WAS PREPARED AND POSTED ON THIS THE 4TH DAY OF NOVEMBER, 1994 AT 5:00 P.M. COMMUNITY DEVELOPMENT DIRECTOR STATE OF TEXAS COUNTY OF TARRANT CITY OF GRAPEVINE The Board of Zoning Adjustment for the City of Grapevine, Texas met on Monday evening, November 7, 1994, at 6:00 P.M. in the Council Chambers, Room #205, 307 West Dallas Road, Grapevine, Texas, with the following members present to wit: Charles Giffin Chris Coy Ery Meyer Randy Howell Carl Hecht Jeff Wood Jill Davis Chairman Vice -Chairman Secretary Member Member 1 st Alternate 2nd Alternate constituting a quorum. Also present was the following City Staff: Scott Williams Building Official Marcy Ratcliff Planner Teresa Wallace Planning Secretary a-� Chairman Charles Giffin called the meeting to order at 6:00 P.M. NEW BUSINESS BZA94-40 - PERKINS VEAZEY The first item for the Board of Zoning Adjustment to consider was BZA94-40 submitted by Perkins Veazey who is requesting a variance for 2916 Oak Forest Drive, Lot 3, Block 10, Oak Creek Estates. The request is to Grapevine Comprehensive Zoning Ordinance 82-73, Section 15.G.1., "R-7.5" Single Family District regulations which require a thirty (30) foot front yard setback. The request is to allow a variance of one and one-half (1 1/2) feet to encroach the required thirty (30) foot front yard setback to allow a twenty eight and one-half (28 1/2) foot front yard setback as shown on the plot plan. c BZA Minutes 11/7/94 Scott Williams, Building Official, explained the special condition for the request is the house was built over the front building line prior to the implementation of the building line setback inspection. With no one to speak to the request, Ery Meyer made a motion to close the public hearing. Randy Howell seconded the motion which prevailed by the following vote: Ayes: Giffin, Howell, Meyer, Coy, Hecht Nays: None Carl Hecht made a motion that a special condition did exist and the special condition being the encroachment to the front building line was not the fault of the owner. Ery Meyer seconded the motion which prevailed by the following vote: Ayes: Giffin, Howell, Meyer, Coy, Hecht Nays: None Carl Hecht moved to grant the variance request to Section 15.G.1., "R-7.5" Single Family District, Grapevine Comprehensive Zoning Ordinance 82-73, for 2916 Oak Forest Drive, Lot 3, Block 10, Oak Creek Estates, to allow a variance of one and one- half (11 1/2) feet to the front yard setback requirement to allow a front yard setback of twenty eight and one-half (28 1/2) foot as shown on the plot plan. Ery Meyer seconded the motion which prevailed by the following vote: Ayes: Giffin, Howell, Meyer, Coy, Hecht Nays: None MINUTES Next the Board of Zoning Adjustment considered the minutes of the October 3, 1994, meeting. Randy Howell moved to approve the minutes of October 3, 1994. Ery Meyer seconded the motion which prevailed by the following vote: Ayes: Giffin, Howell, Meyer, Coy, Hecht Nays: None MISCELLANEOUS DISCUSSION Marcy Ratcliff informed the Board of all new commercial activity planned for the coming months. 'PJ BZA Minutes 11/7/94 ADJOURNMENT With no further discussion, Chris Coy made a motion to adjourn.
