HISTORY OF TRACT AND SURROUNDING AREA: The subject property was rezoned to "LI" Light Industrial District from "R-3" Multiple-family District during the 1984 City rezoning, and had already been developed as the Brookhollow Manor nursing home. The property to the north and south of the subject site was rezoned from "I-1" Light Industrial District to "LI" Light Industrial District in the 1984 City rezoning. Also in the 1984 citywide rezoning, the property to the east was rezoned from "C-W" Commercial Warehouse District to "LI" Light Industrial District. At the August 20, 2002 meeting Council approved a conditional use permit to allow for a church at the subject location (CU02-29). At the February 21, 2006 meeting a conditional use request (CU06-02) was approved to allow the development of a13,125 s.f. office/warehouse building on the subject site. In "Zone B" the following uses may be considered only if sound treatment is included in building design: multifamily apartments, motels, office buildings, movie theaters, restaurants, and personal and business services. Single family residential and sound sensitive uses such as schools and churches should avoid this zone. The applicant's proposal is an appropriate use in this noise zone. MASTER PLAN APPLICATION: The Master Plan designates the subject property as an Industrial land use.
