SUBJECT: APPROVAL OF A CONTRACT WITH AUI PARTNERS LLC FOR THE
REMODEL OF FIRE STATIONS 1 AND 4
RECOMMENDATION: City Council to consider a contract for a Guaranteed Maximum Price with
AUI Partners LLC for the remodel of Fire Stations 1 and 4.
FUNDING SOURCE: Upon approval, funds will be available in the Capital Projects General
Facilities Fund 177 for an amount not to exceed $5,441,294.
BACKGROUND: The remodel construction of Fire Stations 1 & 4 provides a much needed
update to both facilities. Fire Station 1 was built in 1991 and was not
intended to house the number of personnel that are currently assigned.
Likewise, Fire Station 4 was built in 1994 and service needs and
personnel changes have increased since the original construction. Neither
fire station was built to accommodate a diverse workforce with both male
and female employees.
Staff did an RFP for a Construction Manager at Risk (CMAR) and
interviewed three firms over a year ago. Staff chose and has been working
with AUI Partners, LLC for some time along with architects Brown,
Reynolds, Watford (BRW). With completion of the design and construction
document phases, AUI Partners, LLC has submitted a Guaranteed
Maximum Price (GMP) to construct the project.
In November 2016, the City issued Certificates of Obligation in the amount
of $6,450,000 for the purpose of remodeling and updating the two
stations. The total construction budget for Station 1 is $3,365,285 and the
construction budget for Station 4 is $2,076,009. If approved, the sum of
construction, architect, and all other related costs and fees is within the
original planned budget of $6,450,000.
The staff from Brown, Reynolds, Watford, AUI Partners, LLC and the City
have worked diligently over the last several months to refine the costs and
remain within the project budget.
Staff recommends approval
