The onsite access easements provide cross access capabilities to this site and surrounding property. The City further finds that the required dedication is related both in nature and extent to the impact of the proposed development as follows- The right-of-way is necessary to provide for future widening of public streets that will serve the development of this site. The onsite utility easements are necessary to provide for a utility system to serve this development and connect to existing utilities on surrounding property. The onsite drainage easements are necessary to provide for storm drainage improvements to serve the development of the site. The onsite access easements are necessary to provide cross access capabilities to this site and surrounding property. The onsite sidewalk easements are necessary to provide for a sidewalk network to serve the development of this site.
