Because the total percent of property within 200 feet of the subject property exceeds 20 percent, a % vote is required in order to approve this request. One of the lots to be developed is right on the corner of Bonham Trail and Alamo Trail. Why would the city even allow this piece of property be developed. Most of us have a great deal of our life savings invested in our homes. Allowing that piece of property to be developed will greatly hurt our property value. Thus our life savings. Where the people and developers of this land have plenty of money and very little to lose. They property has set there for many years. I drive around the city and I see empty office space and every type of resturant needed. Why would our city council allow this development? We have plenty of tax base as it is. Don't we even have a dump truck amoung other things the city owns? Why do we need a dump truck? Seems like one could be rented the 1 in 1,000,000 times we might need one. The lot at the corner would make a great lot for a house. I was told by a neighbor that we couldn't do anything about it based on what the city said. Is that the case? Are we not in the U.S.A. where we have choices? A 20 foot bumber is hardly enough. Putting up a 10 foot wall is a start but do you really think a 10' fences would like nice right in the middle of a neighborhood will enhance the value of our property or hurt it. We elected y'all to help protect us. I don't feel lite that is being done. Please respond and let me know what your stances are on these issues and answers to my questions. I hope y'all will watch out for us as residents. That is what you are elected for. I feel that it is possible for both commercial and residential properties to exist in this environment, as long as it does not interfere with the happiness of the residential neighborhood. I have the following concerns regarding this development. 1. We would NOT want to open our street to through tragic. We bought our home because of the cul-de-sac and the low traffic flow. 2. At the west end of our street, we feel that the concrete wall should be finished. This is approximately 150 feet and would allow continued privacy and also work as a noise barrier for our street. 3. We would also request no overnight truck parking behind these businesses, as their diesel engines are very loud. If we can protect our street from noise and additional traffic, C would support the development of this property and wish for their success. But we would not welcome anything that would disturb our quite neighborhood, or hurt the value of my property. Thank you for your time and consideration. However, the following conditions would protect the rights of the current property owners and still allow the commercial development of the proposed property. A. It is important to our neighborhood that a well -constructed and attractive fence be installed along the cul-de-sac property line that would provide security to the property owners and also provide a visual and sound barrier. In order for our neighborhood to maintain it's residential status, it is necessary for you to allow most of the trees to remain behind the property owners' cul- de-sac so that our scenic view remains the same. Box 95104 Grapevine, Texas 76099 The proposed development of Westgate Plaza has raised several concerns for my family and members of the Austin Oaks subdivision. As a homeowner within 200 feet of the development, I am particularly concerned with the increased noise level and traffic that several new restaurants, especially drive-thru restaurants, will add to the already busy feeder road adjacent to the subdivision entrance. The development of the plaza reduces the quality of life for members of the subdivision by introducing a list of noise, health and safety issues. At the moment, the busy street is hidden from site by a wooded area which helps to reduce the noise level. The wooded area will be cleared for the development of the Plaza allowing a clear view of the busy feeder road and increasing the noise level from passing traffic. The speakers from drive-thru restaurants, some of which provide service after midnight, will be in close vicinity of homes. Additionally, if the restaurants provide outdoor patio seating this will also increase the noise level. I'm also concerned about the possibility of our subdivision being used as a throughway for patrons of the restaurants which reduces the safety of my children and other children who play in the subdivision. The reflection of commercial lighting entering the second floor of our home is also a concern. The wooded area shields the lights from traffic and the commercial plaza on the southwestern side of 114. Removal of the wooded area will allow commercial lighting from the restaurants and signage to reflect into my child's second floor bedroom. The drawings indicate that the new Plaza will add 11 dumpsters adjacent to the subdivision. Dumpsters increase the possibility of unwanted pests, odors and pollution. The drawings also indicate that drainage from the Plaza will follow the easement into the creek which ultimately runs through the center of Austin Oaks. All of the previously mentioned concerns will reduce the quality of life for my family and other members of Austin Oaks. If the development of the Plaza is to proceed, these and other quality of life issues that will be introduced during the meeting should be addressed during the design phase of the development.
