The Board of Zoning Adjustment found special conditions for and approved the following variances at the January 8, 2001 meeting. Lot 1R, Block 1, First United Methodist Church Grapevine Addition This is the main campus of the First United Methodist Church. The applicant requested variances for two existing conditions on this site. The first variance requested will allow the developed drive and parking to exist as developed along the northern property line between the church and the Grapevine Housing Authority property. The second variance for this property will allow the existing thrift shop to remain within the required front yard along College Street. The applicable sections of the City of Grapevine Comprehensive Zoning Ordinance, the action of the Board of Zoning Adjustment, and the result of that action are listed below. Section 20.M.7 Design Requirements require that no off-street parking be located closer than 10 feet of any adjacent property line. Whenever an off-street parking vehicular use or storage area is within sixty feet of any adjacent residentially zoned district, the parking area shall be physically screened by a fence, wall, or berm at least 6 feet in height. The Board approved a variance of 10 feet to the buffer requirement and a variance to the screening requirement.
