HomeMy WebLinkAbout1995-03-13STATE OF TEXAS COUNTY OF TARRANT CITY OF GRAPEVINE The Building Board of Appeals for the City of Grapevine, Texas met in regular session, Monday, March 13, 1995, at 6:30 P.M., in the Council Chambers, Room #205, 307 West Dallas Road, Grapevine, Texas with the following members present: Joe Lipscomb Chairman Art Gordon Member Russell Kidd Member Tim Long Member Catherine Smith Member constituting a quorum. Also present was Council Representative Ted Ware and the following City Staff: Scott Williams Building Official Kelly Doughty Secretary CALL TO ORDER Chairman Joe Lipscomb called the meeting to order at 6:30 P.M. NEW BUSINESS An application was submitted to the Department of Development Services by Mr. Jeffrey Hutcheon for the structure located at Lot 32, Block 6, Sayebrooke Addition and addressed as 1926 Fair Field Drive. The request is to City of Grapevine Code of Ordinances as follows: Section 7-127(a), CORNER LOTS: It shall be unlawful to erect a fence in the required front yard setback area or the established front yard area, whichever is greater in depth on any corner lot, except along the interior lot line in accordance with subsection (b). The request is to allow a six (6) foot setback for the fence from the property line. Scott Williams, Building Official, explained the case to the Board and added that due to the unusual shape of the lot, grounds for a hardship existed. Mr. Jeffrey Hutcheon, applicant, was present and discussed this issue before the Board. He explained that with this variance would help with the safety of his children and would boost the value of the lot for resale purposes in the future. With no one else to speak for or against the request, Joe Lipscomb motioned to close. Tim Long seconded the motion which prevailed by the following vote: Ayes: Lipscomb, Gordon, Kidd, Long, Smith Nays: None Absent: Czapanskiy, Roberts Art Gordon moved, with a second by Catherine Smith, to grant the variance to the City Code of Ordinances, Chapter 7, Article IV for Lot 32, Block 6, Saybrooke Addition and addressed as 1926 Fair Field Drive allowing a twenty four (24) foot encroachment for a fence in the thirty (30) foot required front yard and allow a six (6) foot setback for the fence form the property line as shown on the plot plan. Ayes: Lipscomb, Gordon, Kidd, Long, Smith Nays: None Absent: Czapanskiy, Roberts MISCELLANEOUS REPORTS AND/OR DISCUSSION Scott Williams, Building Official, noted to the Board that he was continuing his review of the 1994 Uniform Building Code and in the near future will be bringing it before the Board for recommendation for adoption. MINUTES The Building Board of Appeals considered the minutes of the November 14, 1994 meeting. Russell Kidd motioned to approve the minutes of the November 14, 1994 meeting. Art Gordon seconded the motion which prevailed by the following vote: Ayes: Lipscomb, Gordon, Kidd, Long, Smith Nays: None Absent: Czapanskiy, Roberts Fill [4111aklmv With no further discussion, Tim Long made a motion to adjourn. Catherine Smith seconded the motion which prevailed by the following vote: Ayes: Lipscomb, Gordon, Kidd, Long, Smith Nays: None Absent: Czapanskiy, Roberts The meeting adjourned at 6:40 P.M.
