PLANNER II DATE: OCTOBER 2, 2019 SUBJECT: CONDITIONAL USE REQUEST CU19-27, LOT 10, BLOCK 1, TOWNE CENTER ADDITION NO. 2 RECOMMENDATION Staff recommends the Site Plan Review Committee consider the proposed changes to Conditional Use Request CU19-17 (Ord. 2019-38) approved at the June 18, 2019 meeting for a planned commercial center for a restaurant, specifically to allow four multi - tenant ground signs for the shopping center, and take any other action necessary. BACKGROUND INFORMATION The City Council at the December 15, 1992 meeting established a planned commercial center for the Grapevine Towne Center on the subject site. Conditional Use Request CU19-17 (Ord. 2019-38) was approved by the City Council at the June 18, 2019 meeting to allow for a restaurant with outside dining and outdoor speakers. With this request the applicant is proposing to add four, six-foot in height, 24-square foot ground signs. One sign is proposed adjacent to Ira E. Woods Avenue, one sign along the State Highway 114 West service road, and two signs are proposed internal to the center. The grounds signs will serve as directional signs for patrons of the retail center. The planned commercial center is currently served by three pole signs, five multi -tenant pylon signs and eleven monument signs along three street frontages.
