A. Site Plan Review Committee to consider a public hearing relative to
Conditional Use Request CU 12--11 addressed as 701 East State Highway
114, and consideration of same.
B. Site Plan Review Committee to consider a public hearing relative to
Conditional Use Request CU 12 -1 7 addressed as 513 East Northwest
Highway, and consideration of same.
C. Site Plan Review Committee to consider a public hearing relative to Special
Use Permit SU11 -02 addressed as 3015 E Grapevine Mills Circle, and
consideration of same.
A. Site Plan Review Committee to consider the minutes of the May 2, 2012,
regular meeting.

The Site Plan Review Committee of the city of Grapevine, Texas met in Session, on
this the 6th day of June 2012, in the Development Services Director's Office, 200 South
Main Street, First Floor, Grapevine, Texas with the following members present -to -wit:

constituting a quorum with Darlene Freed absent and the following city Staff:

CALL TO ORDER

Larry Oliver called the meeting to order at 3:32 p.m.
NEW BUSINESS
CONDITIONAL USE APPLICATION CU1 2 -11 -TEXAS TOYOTA
First for the Committee to consider was conditional use application CU12 -11 submitted
by Pacheco Koch consulting Engineers, Inc. for property located at 701 East State
Highway 114 and platted as Lot 1, Block 1, V'I"'G Grapevine. The applicant was
requesting a conditional use permit to amend the previously approved site plan of
CU00 -30 (Ord. 00 -41) for a planned commercial center with an automotive dealership
with sales and service of new and used vehicles and two pole signs, specifically to allow
the addition of a driveway on the State Highway 114 frontage road.
After a brief discussion, Darlene Freed moved to approve conditional use application
CU 12 -11. Scott Williams seconded the motion, which prevailed by the following vote:
Ayes: Oliver, Freed and Williams
Nays: None
CONDITIONAL USE APPLICATION CU12 -17 - MC CORNER
Next for the Committee to consider was conditional use application CU1 2 -17 submitted
by Al's Investments Inc for property located at 513 East Northwest Highway and platted
as Lot 1, Block 1, Dearing Addition. The applicant was requesting a conditional use
permit to amend the previously approved site plan of CU 12 -07 (Ord. 201 2 -14) to allow a

convenience store with gasoline services and the possession, storage, and off - premise
consumption of alcoholic beverages (beer and wine only), specifically to allow a 514
square foot addition to the convenience store.
After a brief discussion, Scott Williams moved to approve conditional use application
CU1 2 -1 7 as a 1st reading pending approve of the Board of ,honing Adjustment. Darlene
Freed seconded the motion, which prevailed by the following vote:
Ayes: Oliver, Freed and Williams
Nays: None
SPECIAL USE APPLICATION SU11 -02 - CHESAPEAKE ENERGY
Next for the Committee to consider was special use application SU 11 -02 submitted by
Chesapeake Energy for property located. at 3015 East Grapevine Mills Circle and
platted as Lot 1, Block 1, Grapevine Mills wells Addition. The applicant was requesting
a special use extension to SU11 -02 SPRC, SU00 -00 (Ord. 00 --43) for oil and gas well
drilling, specifically to allow the fresh water pond to remain in place for a period of one
year.
After a brief discussion, Darlene Freed moved to approve special use application S U 11-
02. Scott Williams seconded the motion, which prevailed by the following vote:
Ayes: Oliver, Freed and Williams
Gays: done
CONSIDERATION OF MINUTES
Next for the Committee to consider were the site Plan Review Committee minutes of
May 2, 2012.
Scott Williams moved to approve the site Plan Review Committee minutes of May Z,
2012 as written. Larry Oliver seconded the motion, which prevailed by the following
vote:
Ayes:
Oliver and Williams
Nays:
None
Abstain:
Freed
ADJOURNMENT
With no further business to discuss, Larry Oliver adjourned the meeting at 3:45 p.m.
