To reach my beautifully restored historic home close to down town, I had no choice but to drive through either an industrial district,a disintegrating abandoned business district or by a group of 20 year old apartments that had become the site of many police responses. This city is not far from Grapevine and it would have been the same type of surroundings even if I lived in a newer area of McMansions. Poor planning reduces the quality of life for every citizen. One of the reasons I moved to Grapevine is because it seemed to be well zoned and planned, it would be a pretty place to live for years to come. Highways 121, 26 and 114 provide corridors of access to the entire city, Industrial areas are not imbedded around the neighborhoods, and while merchant areas now line most of these corridors, they have not yet been overbuilt. Although, I can readily think of 2 empty large store fronts that have been empty for years;Albertson's and Home Depot Lawn and Garden. I've lived in my home in Grapevine for 18 years. In the past 5 years, the face of economic growth for Grapevine has begun changing my quality of life. 121 is lined with large car dealerships, some of which are already empty. Timberline is a region with a large number of apartments,And while apartments can be regulated, they all age poorly. Can anyone involved with Grapevine Planning and Zoning honestly drive down Timberline and think this area is better today than it was 5 years ago? The city of Grapevine has enough high density. Taxing rates are complicated and it may appear that our apartments are taxed at higher rates by the Tarrant Appraisal District, however,when the number of children schooled in a single complex, or the number of city services required by complex residents, it is immediately clear that the income from taxes per person in apartments is much lower than the taxes per person paid by private homeowners. The city of Grapevine is not directly responsible for the school district; but, can any city be great if it has a poor school district. GCISD is struggling financially,we read it in the papers every day. I have 3 children in GCISD and I pay more incidental costs each year. Not just the pay for play fee, these fees are for items that used to be provided by the school every year. Ask any realtor,what is the first question most prospective buyers ask? "Where is the best school district?" Reality sets in and buyers have to way the quality of schools with the home they can afford. Grapevine schools are not better today than they were 20 years ago. No matter how you assess the GCISD schools, aging high density housing has been a detriment to GCISD's ability to provide our children with an Exemplary education. A responsible Planning and Zoning Commission will not increase the number of apartments in our city. To approve more high density housing will strain both the school district and city services. GCISD is independent of Grapevine city government but it is not independent of the quality of life for Grapevine citizens. If you don't believe me,visit any city in our region with large 20-30 year old apartment complexes. I have to quote a save our city computer bulletin board at this point: Dallas: If you are 'referring to an area of Dallas where the apartment complexes are in an area that is referred to as "The Village", NO!!! The Village USED to be "THE" place to live for singles and the single life in Dallas. That was in the 1980's..They have gone WAY down hill and many are full of families on government assistance, sec. 8, etc. And families of families all living together in one small apartment. But boy, back in the day............. Apartment complexes have long been a source of controversy in Irving. About 60 percent of the city's housing is renter-occupied, the highest percentage among Texas' largest cities and in the top 15 nationally. As apartment complexes in the city, especially south Irving, began to age, residents in the suburb complained about crime and run-down properties. Euless: "This place went downhill fast.
