Regarding Conditional Use Application CU11-02 filed by Patty Cakes Bakery requesting a conditional use
permit for development of a bakery located at 417 South Main Street.
It is with great importance that you consider the opinions of the undersigned business owners within
the historic district of Grapevine in regards to the Conditional Use Application filed by Patty Cakes
Bakery.
We agree that the location is best served to develop economicaliy the neighboring retail store owners,
by maintaining its current zoning as a "retail" business property,and request that you deny the
application.
Quite simply put,enough is enough! By accepting the condition use permit,our"uniqueness"of the
historic district will be compromised with a saturation of bakeries. This would change the footprint of
the historic district to look similar to a cookie cutter neighborhood where every fourth business is
duplicated. Let's not become what our visitors are already telling us which is, "what is this cupcake
street?" Maintaining a mix of retail and restaurants is important to the appeal of o�r guests and tocal
residents of Grapevine.
Changing yet another retail opportunity into a food establishment,whether it's a bakery today and then
a restaurant tomorrow, is only going to hurt those of us who are working hard to bring to the historic
downtown Grapevine unique shipping,friendly business owners and a historic district that the city can
continue to brag about.
Please keep in mind that the business requesting this rezoning, is currently operating at 230 E.College
Stneet,and recently vacated the.Jease obligation from the 600�block of 4lllain Street. This v�r.ould r�ot be a
denial of opening a new business.
In closing I ask that you take a close look at the current footprint of the Historic District and the potential
of growing within the unique landscape that currently exists. Bringing�the right IVlix of businesses is
crucial to the survival of the current business owners.
