Frank Parra Autoplex, Inc. is proposing to expand the 11.35 acres that was approved for a Dodge dealership in July of 2000 with the addition of four acres for a Mitsubishi dealership. The Mitsubishi dealership will contain facilities for new and pre -owned vehicle sales, as well as facilities for vehicle service and repair. All aspects of the proposed expansion have been coordinated with the previously approved site plan. All vehicular circulation has been integrated with the existing dealership, and no new curb cuts onto either Williams D. Tate Avenue (S.H. 121) or Prospect Parkway are proposed. The site design, to the best of our knowledge, meets all requirements of the City of Grapevine Zoning Ordinance, including open space and landscaping provisions. The proposed use will cause no substantial harm to the value, use or enjoyment of other property in the neighborhood. This is an area that is either developed or developing with LI Light Industrial district uses. As mentioned above, the Dodge Dealership immediately to the north was approved in July of 2000. The closest significant development to the south, roughly 800 feet away, is the Pavestone manufacturing plan. The proposed use will add to the value, use and enjoyment of other properties in the neighborhood by expanding the employment base which supports other retail and commercial establishments in the area. The proposed expansion will also produce additional customer trips to and from the site, which will be an impetus to further development in the area. -. r 0 2800 William D.
