Any application for a change in zoning or for an amendment to the zoning ordinance shall have, from the date of submittal, a period of four months to request and be scheduled on an agenda before the Planning and Zoning Commission and City Council. If after said period of four months an application has not been scheduled before the Commission and Council said application shall be considered withdrawn, with forfeiture of all filing fees. The application, along with the required filing fee may be resubmitted any time thereafter for reconsideration. Delays in scheduling applications before the Planning and Zoning Commission and City Council created by city staff shall not be considered a part of the four month period. The property was developed in accordance with the approved service station plan with a monument sign taking the place of the approved pole sign. Woods Avenue and platted as Lot 3, Block 1, DFW Business Park, to amend the previously approved site plan of SS94-02 specifically, to replace the approved pole sign with a monument sign, as shown on the approved site plan, was approved by the Site Plan Review Committee on March 22, 2001. A copy of the approved plans are enclosed. On March 22, 2001, the Planning and Zoning Commission, recommended the City Council approve the request. Any changes to a site plan approved with a conditional use or a special use (no matter how minor or major) can only be approved by city council through the public hearing process. No Conditional Use Permit shall be valid for a period longer than one (1) year from the date on which the City Council grants the Conditional Use, unless within such one (1) year period: (1) a Building Permit is obtained and the erection or alteration of a structure is started, or (2) an Occupancy Permit is obtained and a use commenced. The City Council may grant one additional extension not exceeding one (1) year, upon written application, without notice or hearing. No additional extension shall be granted without complying with the notice and hearing requirements for an initial application for a Conditional Use Permit. I am requesting that I be allowed to put a Monument sign up instead of a pole sign. Furthermore, I would like to move the sign location to the other side of the driveway. However, I would like to reserve my rights to a pole sign as per my current conditional use permit should I chose to put one up at a later date. I do not like the way pole signs look, but understand that they are very effective marketing tools. I hope that when the lot to the north develops they will use a monument sign. Should they not and my sign is overshadowed, I would like the ability to put the pole sign up at a latter date. I greatly appreciate the job being done by the City of Grapevine.
