TRIPLETT, JR, PLANNER II DATE: APRIL 24, 2013 SUBJECT: CONDITIONAL USE REQUEST CU13-05; LOT 1R, BLOCK 1, HANSOM HANKS ADDITION RECOMMENDATION b 7 Staff recommends the Site Plan Review Committ consider the proposed changes to Conditional Use Request CU90-13 (Ord. 9 approved at the December 4, 1990 meeting for a convenience store with gasoline sales, the possession, storage, retail sales, and off-premise consumption of alcoholic beverages (beer and wine only) and a 20 foot pylon sign, specifically to allow a 84-square foot expansion to an existing convenience store and take any other action necessary. BACKGROUND INFORMATION Originally approved by Council in January, 1990 (CU89-18) the Hansom Hank's convenience store located at the southwest corner of Hall Johnson Road and the southbound service road of William D. Tate Avenue has been relatively unchanged since that time other than the addition of a 20 foot pylon sign approved in December 1990. At the November 7, 2012 meeting of the Site Plan Review Committee, Conditional Use Request CU12-44 was approved specifically to allow modifications to the exterior elevations. Exterior changes included the addition of a raised metal clad architectural feature with signage and painting of the exterior brick walls. With this request the applicant proposes a metal, 84-square foot expansion to the north elevation of the existing convenience store to accommodate a walk-in cooler/freezer. One parking space will be relocated on site due to the proposed location of the cooler/freezer. Total required parking is 22 spaces; 22 are provided. /at 0:2CUICU13-05.4sprc CONDITIONAL USE REQUEST,CU13451S 1—i yes A* A REQUEST TO AMEND THE PREVIOUSLY rt''% _ W Q APPROVED SITE PLAN OF CUSO-13(ORD.
